selling the main line: Video tour of 315 Valley Stream lane, Chesterbrook PA 19087 - 10/21/20 01:41 PM
Our new listing in Chesterbrook at 315 Valley Stream Lane, Wayne PA 19087 goes live in the MLS today. We already have multiple appointments lined up for today, an Open House is planned for Saturday from 1-4 pm and I don't think this 3 bed, 2 bath condo is going to last long, especially as it has the added benefit of a single car detached garage, a west facing patio to enjoy the lingering rays of the sun as it dips below the horizon along with a wonderful kitchen as well.
Take a tour, virtually with our video, and stop by on … (15 comments)

selling the main line: Sold and Closed 744 Moore Avenue, another happy buyer! - 09/29/20 01:57 PM
Finding the right home is not easy at the best of times. Lack of inventory, moving across the country, learning your way around, looking at homes on line and virtually all made it harder for this client.
But, after a couple of weeks or arriving in PA, settling down, renting a short term apartment, finding a new car, getting school established for her son, she was ready.
We took a day to tour, we visited ten homes, many we were able to discount right away. I had her son naming them as we left so they would remember them and ranking them as … (18 comments)

selling the main line: Don't wait! Taking action leads to success - 07/30/20 09:26 AM
Thomas J. Nelson, Realtor e-Pro, CRS, RCS-D, Vets is always encouraging us to Take Action in his posts. This week I got a call from a client who I have been showing homes to for a little while, but all fell short for one reason or another. They had just seen a home they had driven by and wanted to make an offer.
It was a coming soon listing, which meant no showings. They loved the location and the look of the lot from the road. It was an estate selling the home, and they did not want to wait till it … (4 comments)

selling the main line: Too late for this Old Forge Crossing condo - 07/24/20 10:18 AM
This beautiful one bed, one bath condo with a rare water view is in a prized location in Old Forge Crossing in Devon PA 19333.
After a flurry of activity on Tuesday, we had several offers to review and my sellers selected one they thought was the best. So 437 Old Forge Crossing, Devon PA 19333 is now under contract and a pending sale.
The buyer had lost out on several other offers and had learnt their lesson well crafting a strong offer with great terms for my sellers.
Seen by many buyers at, this home had lots to offer, with many recent upgrades. Located … (9 comments)

selling the main line: Valley Forge Park offers so much - 07/16/20 08:30 AM
When I chose to live in Chesterbrook last year I knew access to Valley Forge Park was a big reason why I chose this location. Easy access from my front door to walk in nature. I literally step out my door and start walking along Valley Creek. Almost every day this walk offers me something wonderful to be grateful for seeing.
Last night, as we were returning, I see something swimming in the creek, then realize it is a beaver. I have never seen a beaver other than at the zoo before and definitely not in this area. It was just swimming … (11 comments)

selling the main line: What are you looking at? - 07/07/20 08:28 AM
I have been thinking or pondering about this recently on my walks. What am I looking at? Is it the whole picture or just a part? I had seen some photos of a listing recently, selling a life style they were wonderful, selling the house, not so much as they were all close ups of a wonderful bed with beautiful sheets and pillows, but that was all you could see, not the room at all.
Sometimes we need to focus on the details, and other times we need to step back and see the whole picture. A small detail can derail a … (29 comments)

selling the main line: 307 Tregaron Road in Bala Cynwyd is under contract - 05/28/20 01:57 PM
As PA has now been open for just over a week for real estate, we are seeing a lot more activity. I placed 307 Tregaron Road in Bala Cynwyd under contract today, after receiving an agreement from some first time home buyers.
My investors did a lovely job, much more than they had expected when they puchased this property, updating lots of things throughout the house.
The house is in a great location in Lower Merion, close to Montgomery Avenue, lots of shops, cafes, restaurants.
So, we have a 60 day close, but my client is pleased it is under agreement.

selling the main line: Closed - 633 Coates Lane, King of Prussia - 04/03/20 09:34 AM

This sale had some challenges, multiple offers, a bad appraisal, change of lender, new appraisal, delays and Coronavirus pandemic.
But this lovely renovated town home in the heart of Heritage Manor in King of Prussia, with three beds, 2 1/2 baths is now closed.
Settlement felt very odd, all week we have been working towards it, with deed packages, final walk through, removing the lock box, picking up the deed package, dropping off the package, key and deposit check to the title company handling closing. All done without meeting face to face with anyone. Today, is usually a day of celebration, with clients, … (14 comments)

selling the main line: Video interview with David Mackey of Malvern Maps - 12/12/19 01:34 PM
I had a great time filming this video with David Mackey of Malvern Maps hearing how he got interested in maps, and seeing part of his collection and the sort of maps he sells. Locally for Chester County residents and those who grew up in the area, David through his business Malvern Maps sells plates from Railroad Atlases which often show all the land around the various rail road stations up to about a mile away as well as maps of chester County. These make great gifts, and the colors are often in good condition due the atlases not having been … (10 comments)

selling the main line: Make Your Offer HEFTY HEFTY HEFTY, NOT Wimpy Wimpy Wimpy! - 11/21/19 08:17 AM
This is an excellent post by Candice A. Donofrio from AZ about making offers that are attractive to a seller. Everything in this post is so true that I had to repost it for any Tredyffrin Easttown or Main Line buyers who are not being successful with their purchase offers.
If a house is not selling it is often said it is the price, lower the price and it will sell. Likewise, if your offers are not being accepted, it may be the price, but it also may be the terms you are inserting into the contract. Think like a seller, what is goingto … (6 comments)

selling the main line: 463 Old Forge Crossing Devon Condo - Pending - 11/04/19 05:15 AM
Due to this property having a tenant in place, we did some pre-marketing using the Coming Soon option in the Bright MLS and marketing the property on our website and through video.
We had a terrific response, with several calls from agents asking questions ahead of the On Market date of November 1st. Come the day, an appointment at 9.00 am and an agreement later that afternoon. Some minor negotiation around dates and this awesome 1 bed 1 bath condo with DEN and wood burning fireplace is waiting for its new owner.
And not surprising with wonderful location, surrounded by plenty of easy … (12 comments)

selling the main line: Tredyffrin Easttown Sellers don't be an ostrich! - 10/30/19 11:01 AM
Why be an ostrich?
As a Tredyffrin Easttown or Main Line seller it is easy to ignore an issue in your home before you list it for sale. So you are in control of the process and the cost I suggest in many istances to sellers to have a home inspection before listing to identify any major issues and get them fixed before listing .
A home inspection report issue will always cost more than fixing an item before hand due to being on a deadline and having someone else, a buyer,  demand how it is repaired and sometimes demand you need to replace rather … (8 comments)

selling the main line: Just Listed - Beautiful Coddington View Town home - 03/28/19 02:18 PM
The cliche of real estate is Location, Location, Location. The original buyer of this Coddington View home not only took every upgrade they could, GE Stainless steel appliances, granite counters, iron baluster railings, upgraded hardwood floors, tiled bathrooms, 9' ceilings on the main level, trey ceiling in the main bedroom, ceiling fans, a premier sound system throughout the house, piping for central vacuum system. But they also took a premier end unit lot in the Coddington View community right at the highest point giving them the most wonderful views.
On top of that, it is right next to the community playground, with … (6 comments)

selling the main line: It's not for sale or is it? Chester County Antiques Show 2019 - 03/13/19 12:16 PM
What is your response when you are told something that catches your eye is not for sale?
As you know my background was antiques, my family were antiques dealers and we exhibited at many shows around the world. We have many stories about sales and things for sale.
Growing up my father had a good friend who was an antique dealer in Dorset, England. He always had stories about a colleague who had a shop across the road from him.
One went like this. The car was loaded with a drop front desk, lying on its back in the back part of a Volvo … (9 comments)

selling the main line: Did they mean what you thought you heard? - 02/26/19 12:29 PM
I have been reading a book by Celeste Headlee, We need to talk. Something I read in there, and I will paraphrase: Do not presume that because you are both speaking English you mean the same things with the words you choose and speak.
My wife is from the Netherlands, so automatically I know she is smarter than me because she speaks English very well, plus German, and some French, and of course Dutch. Unfortunately, many English speakers speak well, English and that is it, oh yes, LOUDER ENGLISH as well, because that will help them to be understood. My mother came … (22 comments)
