Daylesford Lakes is located in Berwyn PA, in Tredyffrin Township and students attend Tredyffrin Easttown Schools, the elementary school is Hillside located on Howelville Road, middle school is the T/E Middle School located on the corner of Cassatt and Conestoga Road and Conestoga is the High School for all T/E students.

I looked up the mls for real estate activity in last six months. This is what I found :
There are 2 active listings The highest list price is $569,900 and lowest list price is $535,000.
There is 1 home pending settlement.
There were 2 homes that sold in last six months.
The highest sale price was $645,000 with a $2,000 seller assist and lowest list price was $445,000 with a $4661 seller assist. these were marketed for an average of 42 days.

As mentioned in several recent posts, the local market is suffering from a lack of inventory. In Chester County the inventory absorption rate has dropped to just over six months, implying if no more homes came on the market, every home currently on the market would take just over six months to sell. Whilst this is unrealistic it does indicate compared to last year when the rate was well above fourteen months how the market has changed.

After commenting on the lack of inventory in Chesterbrook last week, two new listings came on the market. One on Witherspoon, priced at $205,000 went under contract almost at once, but has since come back on the market, and another on Headhouse Court priced at $224,000 came on as well, both are two bedroom homes, Witherspoon on one level, a ranch style home, rare in Chesterbrook and obviously of interest to buyers and the other over two floors, with a nice open floor plan and views of some open space behind the end unit town home.

We list many properties along the Main Line. Some are obvious properties for investors, that is someone who is going to hold the property and rent it out over a period of time as opposed to being a real estate speculator who is simply doing a rehab and re-selling the property for more money.
Sometimes, a property is listed that is not an obvious property to buy for investment, such as a single family home, for which there is a lot of demand in the rental market, or for a condo either one bedroom or two.

Single family homes in many Main Line Townships have the reputation for being out of the range for first time and repeat buyers, but is this really true?

I pulled up this morning three homes in Tredyffrin, Easttown and Radnor to see what the lowest price home might offer. Many first time buyers desire to be in one of these townships because of the school districts, Tredyffrin and Easttown share T/E school district and Radnor obviously has the Radnor School District which covers homes in the following postal addresses, Radnor, Wayne, some of Villanova, Rosemont and Bryn Mawr.

We have just listed two new rental listings in Old Forge Crossing. Both are similar two bed two bath condos on the second floor with just under 1000 square feet of space. I had read recently that wall paper was making a comeback as people move away from just paint, but had not seen any evidence of this whilst looking at homes with customers or visiting brokers opens till this week. Mostly, what I was seeing was old paper, often peeling at edges and with old fashioned patterns and color ways leaving you with a dated feeling which may be great if you are a TV producer looking for a home in which to film, but for todays buyer a definite turn off.

The market for homes on the Main Line outside of Philadelphia is seeing every month a reduction in the inventory of homes available. All this year the supply of homes for sale has been reducing every month. At the beginning of the year it was at a 14 and 15 months supply, this past month it has dropped to just above 8.

Social Media encourages people to share their opinions, we have all read how consumers share what they think about company A or B, or Product x, y and z and how that influences others.
Many real estate sites show properties, Trulia allows agents to check in to properties, allowing consumers to know they have seen plenty of properties and know their neighborhood and share these check ins on Facebook and Twitter. In checking in they can leave a comment. Should we? Does it cross a boundary ethically, or under the Realtor Code of Ethics.

One of the hardest and most important things for buyers is choosing a real estate agent.  Hard because you need to do a little background work. For most agents you can find recommendations or references if you do some looking around on the internet, Trulia and Zillow carry comments by past clients, check both as it is hard sometimes for agents to get clients to comment on both. Also check out the agents own website and see if they have a page, video or comments by past clients.

I recently had a client bury a St Joseph to help their home sell, did it work, yes, we got the home under contract shortly after she buried the figure and it went through to settlement.
Today I was reading a similar story on a Zillow blog but in addition it mentioned a relocation company using an exorcism to address the issue of the local agents and neighborhood feeling the house was haunted. Almost every multi-millionaire movie star or football player who buys a home for millions of dollars tears it apart making it just how they want it.
