Where is Tredyffrin Easttown?
Located about 20 miles north west from the center of Philadelphia lies two townships in Chester County. Tredyffrin and Easttown Townships. These two townships have one combined school district referred to as Tredyffrin Easttown or T/E.
Tredyffrin Township
Tredyfrrin Township was originally settled in the late 17th century. In the 2010 census it held a population of 29,332. It is 19.9square miles and is part of Chester County. A small part of Valley Forge National Historical Park sits in the township which has many historical links to the Revolutionary period. I was driving by the T/E middle school yesterday and heard on the news we may be getting snow this weekend and right then I see the hope of Spring. Fluttering in the brisk winds and as I pulled down into my collar I see Registration is now Open for Spring Baseball. www.BPALL.org, I am sure there are other leagues in the area also open for registration as well.
But with the threats of snow it is good to know that Berwyn Paoli Little League is ready and set to go in the Spring makes the winter seem just a little … (1 comments)

Ranging in price from $187,500 to $1,195,000 26 new listings hit the market in T/E school district in the last week. Four apartments, 7 town homes and 15 single family homes were listed. More homes were listed in Tredyffrin township than Easttown.
Apartments ranged in price from $187,500 for a 2 bed 2 bath apartment in Chesterbrook to $419,900 for a 3 bed 2 1/2 bath apartment in Arbordeau a gated community in Devon.

I was out jogging yesterday and briefly watched as I went past Hillside elementary school in Tredyffrin Easttown School District,(T/E) as they were watering their roofs. I realized that the roofs are green and this is an interesting step for the local school district to reduce costs and teach students about the environment as well.
The local paper, The Wayne and Suburban Times has an interesting article with photographs that you can view.

If you ever want somewhere in Berwyn that feels like a secret park and that is quiet, the Frank Johnson Memorial Park is the place.
Located at the end of Bridge Street, opposite the playing fields behind the old school buildings and library this place is a little gem. THe Easttown Township Supervisors meeting to consider Earned Income Tax held October 19th at Beaumont School across from the township building the discussion was all about the budget and the proposal from the Supervisors to consider implementing an Earned Income Tax or other taxes, such as an amusement tax, per capita tax, and several other options.

After many months of low inventory in our area, Radnor, Tredyffrin and Easttown townships in Pennsylvania we are seeing an abundance of homes being placed on the market. Amazingly in our area we are also seeing a large number of homes for sale by owners.
So what sells a home?
There are many things that sell a home, pricing it right, preparing it for sale correctly, maintenance of the home, having the correct paperwork prepared, and marketing of the home correctly. Recently I have noticed that our local code enforcement officers have been pretty relaxed about directional for sale and open house signs. In the past this has been the case till someone in the township complains when an overzealous real estate agent has plastered them everywhere and not removed them even weeks after the sale. I can only believe that this relaxed attitude has been because of the state of the housing market and a feeling of compassion upon neighbors and those needing to sell their homes in this market.

Just over a month ago I looked at the statistics for this year to date and last year for the same period. This morning I checked those statistics to see if November had dramatically altered anything.
For January to the end of October in 2007 only 11 homes less sold than 2006. If you add November the number is 13 less in 2007 to 2006. So you can see the market is robust. What is also interesting that although days on market has lengthened by 9 days, not that dramatic there is only a 4 month accumalation of homes on the market looking at every … (0 comments)

It is always interesting to study home sales market statistics.
As any economist will tell you statistics don't lie, they just can be manipulated to say what you want. The numbers below are for all home sales in the Tredyffrin Easttown School district irrespective of price. I have taken the identical period of 10 months January thru October for 2006 and 2007 to see if recent home sales in T/E are really suffering as the newspapers will have us believe.
