tredyffrin easttown realtor: "The Most Beautiful Spring Garden in the World" - 04/17/17 09:44 AM
"The Most Beautiful Spring Garden in the World"
The Philadelphia Flower Show 2017 was focused on Holland this year, but the Keukenhof makes a rather grand boast. This weekend I got to check it out and tick it off my bucket list. Trudy is the gardener in our family but over the years I have come to appreciate the art and the beauty created.

I was also glad to know that was a fritalaria hanging above the tulips and daffodils above. Whilst they say a picture is worth a thousand words, there are some facts to offer first.
"The Keukenhof"
Actually means the kitchen garden. … (19 comments)

Blogging is my prospecting
Along time ago I read a post or article where Teresa Boardman was interviewed. She being then known for her blogging about St Paul Real Estate and ahead of the curve, the reason for the interview, expressed how blogging was for her, prospecting.
I hate cold calling, I am not a great fan of phone calls full stop. So this resonated with me, I thought I can do that. So my blogging began. I got on Active Rain back in 2007. Of course I was not great stsarting out the gate. Over time I dropped off as I got … (14 comments)

tredyffrin easttown realtor: Tredyffrin Easttown - Gardening Tip - 04/13/17 05:05 AM
Tredyffrin Easttown homeowners gardening tip

Trudy is the big gardener in our family. I am just the hired, or rather free help, who does the lifting, digging, mowing and raking. As Tredyffrin Easttown homeowners this week we got our mulch down over the beds. Every year we discuss how much we are going to need. We opted for four yards, maybe we really needed five. A quick call to Main Line Gardens on Paoli Pike and the delivery was set up, they offer a discount for Berwyn homeowners so the delivery was almost free. We've been doing it for a long time, … (10 comments)

tredyffrin easttown realtor: Tredyffrin Easttown - Setting Myself Apart - 04/12/17 10:13 AM
Evelyn Johnston challenged us to write this month about our niche, Setting Yourself Apart.
The Background
I have read on Active Rain and elsewhere develop a niche. When developing a business like Real Estate it is hard.  You need to do deals and somewhat when you first start any deal looks good. When I was an antiques dealer, my father and grandfather were before me, we specialized in ceramics, from anywhere till a certain period. This could be pottery, faience, porcelain, glass, terracotta, as I used to say anything that broke. It could be Chinese, Japanese, from all over Europe, and England as well.

Debbie Reynolds  asked us to contribute winning tactics for a hot market in a blog post.
So how do you compete and win for your buyers a property in a hot market. There are several tactics to use and if your buyer can be competitive on price you should win, but it is not always about price.
Gather Information
Firstly I will call the listing agent and find out as much as I can about what is important to the seller, dates, timing, etc. I try to build as much rapport as possible with the listing agent as I can especially if it is someone I have not … (22 comments)

tredyffrin easttown realtor: Tredyffryn Easttown Real Estate Question - Is your offer confidential? - 03/30/17 08:31 AM
Tredyffryn Easttown Real Estate Question
Is your offer confidential?
Many home buyers presume the offer they are making on a home is confidential. See our video below discussing exactly this point
I totally understand when you write an offer with your buyers agent you expect it to be confidential. Now your buyers agent will hold it confidential, not sharing it with anyone but the listing agent. Your buyer agent has a fiduciary responsibility to you to protect you, your funds, your interests even above and before their own interests.
However, likewise the listing agent has the same level of duty to his seller. As such … (9 comments)

tredyffrin easttown realtor: Are your home inspection reports confidential? - 03/30/17 07:25 AM
Tredyffrin Easttown Real Estate Question
Are your Home Inspection Reports Confidential?

This question came up recently with another agent in our office when the listing agent requested on behalf of their seller a copy of the home inspection reports. Our video below covers the confidentiality of your home inspection reports.
Tredyffrin Easttown Home Buyer asks if their home inspection reports are confidential? While it would seem that you as the home buyer pay for the inspections and thus for the reports under the agreement of sale in paragraph 13 it states the seller and their listing agent can request a free copy of any … (12 comments)

tredyffrin easttown realtor: What do you think of this branding - Matching People and Property? - 03/21/17 02:34 PM
This past weekend I took a quick trip home to Blighty, that is England for those not used to the phrase. London to be exact and whilst walking around on Friday came across these marketing poster/adverts in a real estate agents window. I apologize for the reflections. At first I was confused, but then as I read them I got it and thought how clever each was and as a group.
Remember this catch phrase under each photo just above the brokerage name, which is hard to read because of the size:
Matching people and property in London for over 160 years.
I like … (13 comments)

tredyffrin easttown realtor: Tredyffrin Easttown Real Estate - What is a contingency? - 03/16/17 10:26 AM
Tredyffrin Easttown Real Estate - What is a contingency?
So you are either writing an offer or receiving an offer and your agent wants to talk about the contingencies in the agreement. But what is a contingency? Nick Vandekar, Tredyffrin Easttown Realtor answers that question in this video below.

A contingency can be of varying lengths. The mortgage contingency lasts right up to settlement, although a commitment may be delivered ahead of settlement. If the buyer, or one of the buyers loses their job the contingency allows them to get out of the agreement. Other contingencies such as home inspections, including the home, Radon, Wood destroying … (4 comments)

Tredyffrin Easttown home buyers, a great answer to why you need to obtain home owners insurance from a mortgage professional.

Avoiding a Homeowners Insurance Disaster
When You Apply for a Mortgage

When buying and financing a home, prospective Borrowers are required to produce a variety of documentation  and information to their Lender at the time of application and prior to the Closing of their loan.  In almost all cases, Homeowners Insurance is included within that documentation requirement.
What service does Homeowners Insurance provide? Why is that service so important?
Homeowners Insurance policies offer multiple types of protection and coverage to an insured … (6 comments)

tredyffrin easttown realtor: They were not there to kill us! - 03/14/17 07:34 AM
My middle son, Jeremy, decided to become a Marine. He left for boot camp on Mothers Day.
He has written a book about his experiences called Kicking Ace Taking Names you can order the book by following the link and all profits go to support veterans.
One of the lessons I learnt from him was something he said about Boot Camp. As good parents we had tried to prepare him, on reading the book wrongly it seemed, by preparing him in case he did not make it through.
Much later he said talking about the Drill Instructors and Boot Camp in general, "Dad, they weren't … (40 comments)

tredyffrin easttown realtor: Tredyffrin Easttown Real Estate video - 03/13/17 03:06 PM
Why do homes show as for sale on the Internet, but are already sold?
Check out our latest video in our Frequently Asked Real Estate Questions series.

Often homes are sold, but under a contingency period which may last a few days to much longer for buyers to conduct their due diligence or even to obtain their mortgage. As a result, some sellers ask for the home to be continued to be marketed although they often then reject showings because they have not kept the home in show ready condition. However on third party sites such as Zillow, Trulia and Realtor.com the … (6 comments)

tredyffrin easttown realtor: Surrey Services for Seniors - 03/11/17 06:52 AM
Tredyffrin Easttown Seniors are blessed to have Surrey Services for Seniors in the area.

Rather than needing to move, they can age in place, no rush. Located in Devon with locations in Media and Broomall as well, this local charity just received four stars out of four for the fourth year running by Charity Navigator.
One of the things about Surrey is the number of volunteers who give of their time and energy to the charity. This allows them to keep their costs down and to help more people. Started around a kitchen table, it now has multiple local locations and provides … (9 comments)
