May 2011 the market treats Chesterbrook kindly. In May itself there were 63 listings, 12 homes came on the market priced from $195,000-$425,000. 6 went pending, and 7 settled so about half the number of homes coming on went pending although the number of total homes on the market grew

As the number of homes grows, this does put pressure on prices and we are seeing constant price reductions every week to encourage buyers to make an offer. Does this work?

I often talk about how you need to continually maintain your home, well as a Realtor it applies to us as well. We have needed to paint the exterior of the house for the past couple of years, but with several weddings last year we put it off. It is always a good idea to check your home inspection report to see what the inspector recommended needed doing, especially if you have been in your home for a while.

So hard to believe but we are already at the mid-point of May. What is our local Tredyffrin Easttown housing market doing right now? Well in the first two weeks of May 58 new listings entered the fray, 3 of these went under contract and 2 went pending. These 58 listings joined the others already on the market bringing the total of homes listed to 393, another 6 of the other homes also went pending and 11 settled.

Lyme Disease is a bacterial infection carried by ticks and transmitted to pets and humans by infected ticks. 2008 saw Pennsylvania with 3818 reported cases and the thinking is that there are many unreported and indiagnosed cases. Chester County being so rural and suburban makes it a prime habitat for ticks whcih can carry the Lyme Disease bacteria.

If you live on the Main Line and work in center city Philadelphia there are not too many options for getting to work. Driving you can go via the Schuylkyll along the river and take your chances on traffic, head down route 30 Lancaster Ave and take some back roads, with a couple of alternatives when you reach City Line Avenue.
Or you can take the R5 Septa line, that runs the length of the Main Line reaching out to Downingtown and Exton nowadays, when I moved here 20 years ago, many people felt the Main Line ended at Paoli, nowadays … (1 comments)

Recent activity in Old Forge Crossing puts prices under pressure. There have been several recent settlements for both 1 and 2 bedroom homes that put prices under pressure for other home owners in Old Forge Crossing.
But, there are several reasons for these recent prices that have been obtained. One of the things we love about the winter is that we put bird feeders out around our house and we get a large variety of birds come visiting, Finches, Cardinals, sparrows and many more.

This feeder is right outside our living room window, our cat loves to sit on the back of the sofa and it keeps her amused watching the birds, and they seem to realize they are safe from her. This wood pecker has been around recently and is a bit of a bully because when he is feeding he pushes everyone else away.

Prices per square foot had dropped in the first half of the year from $213 per square foot to $205, these have risen slightly now to $209, based on 110 home sales in the second half of the year. Days on market were an average of 73 or 92 if relists are removed from the equation, typical numbers for this current market. Prices realized were 96.7% of asking price on the last listed price a very good statistic considering this market.

 Old Forge Crossing 2010 Market Report on the 21 homes that sold in the development. This is slightly lower than previous years, but in a market that has seen sales drop significantly sellers seem to have priced well and achieved good results. Days on market for this year were skewed by four homes that were on the market for an extended period of over 100 days, increasing average days on market to 52 for the Old Forge Crossing 2010 Market Report. This past week, the Tredyffrin and Easttown School District held an informational meeting at Conestoga High School about the introduction of an earned income tax to supplement the school district budget. Earler this year Easttown had considered an earned income tax to close the gap in its budget but held off implementing when they saw the up roar this generated among home owners.

It saddens me that 9 years following the disaster of 9/11 America has moved away from the wonderful position they took immediately following that disaster and attack. Our fight is with terrorists who happen to claim to be Muslims, but not with Muslims. As was stated by George Bush himself. When Britain dealt with the IRA their fight was against terrorists not the Irish people, although many on both tried to project it as otherwise. But peace came when people, mainly women decided enough was enough.

Everywhere you look right now, there are opinions on the real estate market. It is improving, it is getting worse. As we all know the real estate market is local and in some cases hyper-local. so how is the Main Line Real Estate market holding up?

We looked at several townships and did a survey of sales since the beginning of March for single family homes and compared the square foot price of homes in these townships. Penndot and Chester County Commissioners announced recently that the slip ramp proposed for Route 29 will begin construction in March 2011. This moves forward the plan to make regional improvements.
The ramp has been backed all along by the Chester County Commissioners along with the support of the Paoli Transit Center, improvements to route 202 and the Chester Valley Trail.
The slip ramp priced at $83 million has been planned since 1995 and should be completed by Spring 2012. The ramp will connect Route 29 to the PA turnpike and provide access to and from the new Wegmans, and business parks … (0 comments)

Berwyn is a big place stretching across two townships, Easttown and Tredyffrin. I was driving along Swedesford Road in Tredyffrin and saw that the new hhgregg store, where circuit City used to be was Now Open. So stopped off to check it out.
I will give them the benefit of the doubt that this is an early opening, and maybe they don't have all their inventory in place, but the store did not feel attractive. Very bright, too much empty open space, prices did not seem that competitive compared to Best Buy, Walmart, Kmart or Sears.

Berwyn, PA on the border of Easttown and Tredyffrin Townships is hotting up. A new Bathroom and Kitchen shop is opening soon on Lancaster Avenue in the vicinity of the old Berwyn Hardware store. Alfredo a new restaurant is going to fill the gap left by San Nicola. Curves moved location a while back to have a more visible store front on Lancaster Ave. We have Medi-Weight Loss and an architectural firm filling the old Masonic building on Lancaster. The 2010 real estate market in Tredyffrin Easttown School District appears steady. Looking at sales of homes priced above $400,000 since the beginning of the year, we see sales as lackluster in the winter months of January and February, 18 and 16 homes selling respectively, 17 more settled in March, whether this was the winter blahs or the economy it is hard to tell, snow storms definitely affected showings and Open Houses, but so did the predictions and feelings about the economy.
