Well, I just got back from the UK after a quick trip to celebrate my mother's 80th birthday. Following my sister's death this year I wanted to be there for my mom. Trudy came with me and Jeremy our son who was in the Marines till June. It was a wonderful time visiting my neice who had twins just before my sister died and my nephew as well. To me, childhood dreams, fantasies and treehouses are directly linked.

As a child I always dreamed of owning a tree house, a big one, one where elves could live nearby, high up so that it is all hidden in the leafy branches away from our parents spying eyes.  My brother did for a while have a little platform high up in a tree. When choosing an agent to represent you what should you be looking for? Professionalism, integrity, skill yes they should exhibit all of these but what else?
Is your agent working at this full-time? Do they know the market and the price bracket you are budgeting? What I mean by this is that one township can have very different markets at different price points. For example in our own township the statistics show that homes priced below $400,000 are in short supply and the market is still a seller's market as there is a shortage of homes in this price range. For the second year running John McClintick a local painter in the Berwyn Area organized a builders competition giving several local builders a chance to contribute to the Hurricane Relief in Louisiana. Last year three teams particiapated and this year that increased allowing more homes to be framed and sent down to Habitat for Humanity to use in building homes for those in need. What is great about the whole process is that it raises funds for the local Habitat for Humanity chapter as well.

As usual for Tuesday we went on our broker's open tour yesterday, we saw several homes and had added to this having been out on Sunday as well since we have sold all our listings. Yes, the market is strong in our area, but prices have become more realistic or so I thought till yesterday.

I was on my way to the local mall a few days ago and cut down a street I normally take and was amazed at an enormous FOR SALE sign in the front yard of a home in our neighborhood. We live just outside Philadelphia in Berwyn and our house prices whilst they have levelled a little have not collapsed as some markets and compared to other areas of the country our prices are quite strong. We are talking about a home priced at $585,000.

Recently I have noticed that our local code enforcement officers have been pretty relaxed about directional for sale and open house signs. In the past this has been the case till someone in the township complains when an overzealous real estate agent has plastered them everywhere and not removed them even weeks after the sale. I can only believe that this relaxed attitude has been because of the state of the housing market and a feeling of compassion upon neighbors and those needing to sell their homes in this market.

Chesterbrook is a 28 year old development that is well liked in our area, for more information go to Homes in Chesterbrook on our website for information about developments, shops, restaurants, the Valley Forge Suites Hotel and offices that all make up Chesterbrook.
Chesterbrook has for a while tried to obtain it's own zip code. I don't know what is happening with that right now. Currently it is part of Wayne, which is weird as Wayne is in Delaware County and Chesterbrook is in Chester County, Wayne is Radnor Township and Chesterbrook is Tredyffrin, even the school district is different. This was his second tour and although the area he was in is much quieter than when he was there before the stress as a parent was no less. That's right, money, your money. a buyer's agent saves you money. Their job is to represent you and protect you. Their fiduciary responsibility is to YOU. I love the word agent, because if people fully understand what an agent is they can grasp that having an agent represent them is the best thing they can do for themselves. The agent does not represent themself, they put their client's interests before their own. It is not about selling a house, it is about selling you a home and to make sure it is the right home for you.
