nikitas kouimanis: Market Update - Friday, June 10, 2016 - 06/12/16 08:29 PM
What's going on and why does it matter?

Mortgage bonds are continuing to trade near their best levels of the year as government bond yields across the world are at record lows.  The 10-yr US treasury yield remains below 1.7%, an important technical indicator that may signal lower rates ahead.  German 10-yr government bond yields are nearly zero percent.  Asia and Europe have taken the spotlight this week with disappointing economic reports showing weakness in their economies.  Oil prices have broken below $50/barrel again.  The Fed is not scheduled to purchase any mortgage bonds today, so mortgage bonds are on their own … (2 comments)

nikitas kouimanis: Market Update - Thursday, June 9, 2016 - 06/11/16 10:40 AM
What's going on and why does it matter?
There have been only two instances in the past 12 months where mortgage pricing has been as good as it is right now.  Mortgage bond prices have approached their highest levels of the year amidst global economic growth worries.  The 10-year US treasury yield broke below 1.7%, an important technical indicator that may signal lower rates ahead.  Government bond yields across the world are also at record lows with German 10 yr government bond yields approaching 0%.  Asia and Europe have taken the spotlight this week with dissappointing economic reports showing weakness in their … (2 comments)

nikitas kouimanis: Market Update - Wednesday, June 8, 2016 - 06/09/16 10:11 PM
What's going on and why does it matter?
Mortgage bonds are continuing to drift sideways amidst market uncertainty.  Oil prices are at their highest levels in nearly a year (bad for bonds), but China reported weaker than expected export data, and the World Bank reduced its global economic growth forecasts (both good for bonds).  The Fed is scheduled to purchase up to $2.375 billion in mortgage bonds today, which may help to keep bond prices in positive territory.  The economic calendar is light this week, with the JOLTS report scheduled to come out later today.  The market may be in a holding … (1 comments)

nikitas kouimanis: Market Update Friday, June 3, 2016 - 06/04/16 10:37 PM
What's going on and why does it matter?

Mortgage bonds broke through and closed above their 30-day moving average yesterday, which is a great sign.  The 30-day moving average is now likely to operate as a technical level of support.  The non-farm payrolls report came out this morning much worse than market expectations.  Only 38,000 jobs were created last month vs. market expectations of 164,000.  Even when you factor out the Verizon strike (35,100 jobs), the report is astonishingly weak.  This is the weakest jobs report in over five years.  This is likely to cause mortgage bond prices to rally today.  A weak … (0 comments)

nikitas kouimanis: MARKET UPDATE - Thursday, June 2, 2016 - 06/02/16 09:04 PM
What's going on and why does it matter?
Mortgage bonds opened flat today after failing to close above their 30-day moving average yesterday.  The 30-day moving average is now operating as a technical ceiling of resistance.  If bonds can close above this barrier, mortgage pricing may improve.  However, if mortgage bonds fail to break through this barrier, they are likely to continue drifting sideways or take another plunge down toward their 100-day moving average.  This could cause mortgage pricing to get worse.  The European Central Bank (ECB) decided to leave rates unchanged in Europe, and there were no major surprises in their monetary … (0 comments)

nikitas kouimanis: How Much Does College Cost These Days? - 05/30/16 01:59 AM
How Much Does College Cost These Days?
According to the College Board, the average total costs (including room and board) for a four-year public in-state school is a whopping $21,447 per year.   That amounts to $85,788 over four years.  Average costs skyrocket to a whopping $42,224 per year for a four-year private education!
The perfect storm here is that college costs have increased dramatically, while state funding for college has declined by similar leaps and bounds over the past several years.
That's one reason why it's more important than ever before to consider these costs as you create a mortgage and cash-flow plan … (0 comments)

nikitas kouimanis: Mortgage Daily Report - Wednesday - November 27 - 11/27/13 07:53 PM

A litany of economic data hit the wires this morning ahead of the Thanksgiving holiday. The first report of significance was the Labor Department's Weekly Initial Claims data. Americans filing for first time Unemployment benefits fell by 10,000 in the latest week to 326,000 to the lowest level since the week ended September 28. The numbers could somewhat be distorted given temporary hiring's for the holiday season.
The Consumer Sentiment Index in late November rose more than expected to 75.1, above the final reading in October of 73.2. The rise was due in part to wealthier Americans' outlook on the … (1 comments)

nikitas kouimanis: Monday Mortgage Daily Update November 18th - 11/23/13 10:23 PM
Economic news was light today with just a reading from the National Association of Home Builders reporting that its Housing Market Index was steady in November at 54, just below the 55 that was expected. The number for October was revised to 54 from 55. It was the sixth consecutive month that builders viewed market conditions as good rather than poor as readings above 50 signal conditions are positive.
A recent survey conducted by Nielsen revealed that fewer shoppers will be out on Black Friday. Nielsen said in its Holiday Shopping Spending Forecast study that 85% of customers plan on … (0 comments)
