      <title>Luxury In Focus: Charlotte Luxury Real Estate Market - July 2026</title>
      <description>Greater Charlotte Single Family Luxury Homes Market Report: July 2026 Charlotte Luxury Housing Market: What the Numbers Mean  Charlotte’s luxury housing market posted a strong July, with higher home prices accompanied by a substantial increase in sales activity. Both median and average sale prices rose from July 2025, while the average price per square foot also moved higher, reinforcing continued strength in luxury home values across the region. Buyer activity was also notable. Closed luxury home sales increased 19.2% year-over-year, while pending sales rose 16.3%. This signaled healthy demand even as buyers had more homes to choose from. New listings increased more than 20% from last July, and overall inventory remained above year-ago levels. Despite the additional inventory, luxury homes sold relatively quickly. The median home went under contract in just 12 days, while average days on market actually declined to 29 days from one year ago. Showing activity also remained solid. It took an average of 13 showings for a luxury home to go under contract, one fewer than in July 2025, although showings per listing declined minimally. A slightly lower list-to-sale price ratio suggests buyers may have gained some negotiating room. Overall, July’s numbers point to a Charlotte luxury market with rising prices, increased sales and pending activity, and more inventory—a combination that gave buyers greater choice without  slowing the pace of the market.       Sale PricesThe luxury home segment in the Charlotte region saw improvement in home prices in July 2026 compared with one year ago.
Median Sale Price: The median price for luxury homes was $1,407,500, up 4.1% compared with July 2025. The median sale price improved month-over-month, as well. Year-to-date, the median sale price of $1,425,000 is up 1.8% from the same time frame one year ago.
Average Sale Price: The average sale price improved to $1,780,780, reflecting a 10.6% year-over-year increase. Compared with one month ago, the average sale price also improved. Year-to-date, the average sale price is 2.9% higher than the same time frame one year ago.
Price Per Square Foot: Buyers paid an average of $413 per square foot, up 5.9% compared with the same month last year. Month-over-month, the price per square foot improved by $2 per square foot. Year-to-date, the average price per square foot is 3.3% higher than the same time frame one year ago.List-to-Sale Price Ratio: The list-to-sale price ratio of 97.6%, declined 0.6% from one year ago and was lower compared with one month ago. Median Days on Market: Luxury homes went under contract in a median of 12 days, increasing 2 days compared with July one year ago. Median days on market increased 5 days from one month ago. Year-to-date, the median days on market of 9 days are 9.0% higher than the same time frame one year ago.
Average Days on Market: Average days on market declined 4 days, down 12.1% to 29 days from 33 days one year ago. The average days on market declined 4 days from the previous month of June. Year-to-date, the average days on market are 40, 14.3% higher than the same time last year. &lt;img src="https://canopy.stats.showingtime.com/infoserv/s-v1/g9Ml-JKS?w=400&amp;amp;h=300"&gt;&lt;img src="https://canopy.stats.showingtime.com/infoserv/s-v1/g9MZ-hjr?w=400&amp;amp;h=300"&gt;
Sales Activity Closed sales and pending sales were up substantially year-over-year.
Closed Sales: 310 luxury home sales closed in July 2026, up 19.2% from 260 closed home sales in July 2025. Compared with one month ago, closed sales declined from 353 sale. Year-to-date, closed sales were up 4.5% compared with the same time frame one year ago.
Pending Sales: 300 luxury homes went under contract, representing a 16.3% improvement from 258 pending sales in July 2025. Month-over-month, pending sales increased from 277. Year-to-date pending sales were up 8.9% compared with the same time frame one year ago.

Homes for Sale: There were 1,193 luxury homes on the market in June 2026, up 9.7% compared with June one year ago. Inventory declined slightly month-over-month from 1,207 homes for sale. Year-to-date, the number of homes for sale is up 16.5% compared with the same time frame one year ago.
Months Supply of Inventory: The months supply of inventory at 4.8 months, up 2.1% year-over-year. Month-over-month, the supply of homes declined 0.1%. Year-to-date, the months supply of inventory is up 5.0% compared with the same time frame one year ago, standing at 4.2 months.

Year-over-year, showings until pending were unchanged at 13.Showings Per Listing: Listings averaged 4.3 showings, down slightly compared with July 2025. Month-over-month, showings per listing were also down slightly. Year-over-year showings per listing were down 5.5% versus the same time frame on year ago.

The Whitewater Center is home to the world's largest manmade whitewater river. The U.S. National Whitewater Center was founded 20 years ago in 2006. It was initially designed to serve as an official U.S. Olympic Training Site for canoe and kayak slalom competitors. The idea was also to  to bring whitewater sports and adventure activities—like climbing, biking, and rafting—directly to an urban metropolitan area. (That would be Charlotte!) Where else can you spend the morning rafting through exciting rapids, cool off on a paddleboard, soar through the trees on a zip line, hike wooded trails, and finish the day listening to live music—all without leaving the city? The Whitewater Center isn't just for thrill seekers. The Whitewater Center also features week-long Summer Camps from June through August for ages 4 to 17 (and a spring break camp, as well). U. S. The first Charlotte Restaurant Week® took place in July 2008 and had 42 restaurants participating. It grew to over 140 participating restaurants in January 2020 prior to the pandemic, attracting both local Charlotteans, as well as people from outside the area. Queen's Feast Restaurant Weeks serve hundreds of thousands of diners and generates millions in revenue for participating restaurants in the Charlotte area. In January 2020, the last Restaurant Week before the pandemic shut it down until 2021, some $10 million in revenue was generated for participating restaurants.  Queen's Feast a great way to enjoy great food at a reasonable cost.  And it's a great way to explore new restaurants and cuisines throughout the Greater Charlotte area.

This suggests the mix of homes sold may have shifted toward lower-priced properties rather than indicating a broad decline in home values. Are homes taking longer to sell?Yes—noticeably longer.
Average Days on Market: 63.83 days (↑ from 47.33 days, +34.9%)
👉 What this means: Buyers are taking more time to make purchasing decisions than they did one year ago. Well-priced, well-presented homes continue to sell, but sellers should expect a longer marketing period than during last year's faster-paced market. Is there more inventory available?Yes—and buyers have more choices.Active Inventory: 2,180 homes (↑ 22.9%)New Listings: 626 (↑ 3.0%)
Months Supply of Inventory: 5.88 months (↑ from 4.53 months)
👉 What this means: New listings have increased only slightly, but inventory has grown much more significantly because homes are remaining on the market longer. The increase in months of supply reflects a healthier, more balanced market that is moving closer toward buyer-friendly conditions than we saw one year ago. Are more or fewer homes selling?More homes are selling.
Homes Sold: 411 (↑ 3.8% from 396)
👉 What this means: Unlike the first quarter, year-to-date sales have actually increased slightly compared with last year. Buyer demand remains active, although the higher inventory levels mean buyers have more options and are taking longer to commit. Are buyers paying full price?Very close—but negotiations have increased slightly.
List-to-Sale Price Ratio: 98.57% (↓ from 98.88%)
👉 What this means: Sellers are still receiving very strong offers relative to their asking prices. However, buyers have gained a bit more negotiating leverage than they had one year ago. What about price per square foot?It's also down modestly.
Average Price Per Square Foot: $220 (↓ 2.2% from $225)
👉 What this means: The slight decline in price per square foot is consistent with the overall moderation in pricing and reflects a market that has become less competitive than it was during the first half of 2025. So… what’s really happening in the Indian Land market?The Big Picture:
Inventory is up substantially
New listings are up slightly
Sales have increased modestly
Homes are taking considerably longer to sell
Home prices have softened compared with last year
Buyers have slightly more negotiating power👉 Bottom Line: The Indian Land housing market remains healthy, but conditions have become much more balanced than they were one year ago.
