January 2017 homes sales in the Indian Land, South Carolina area of the Charlotte metro region experienced another excellent month, continuing the strong trends we saw throughout 2016. Home sale prices were up, closed and pending sales were up, days on market were down, as was the supply of homes for sale.
 
The average sale price of Indian Land area (29707 zip code area) homes increased 5.7% to just under $297,000, while average days on market for property listings dropped by 6 days to 49 days in January, a 10.9% improvement over the same period last year. November 2016 home sales in Matthews, North Carolina (28105 zip code) continued the positive trends of the year to-date with sale prices increasing, days on market decreasing, available inventory tightening, pending and closed sales increasing.
 
The average sale price of Matthews homes increased by 6.4% to just under $260,000 as compared with  the same period one year ago.
 
Average days on market for property listings dropped by 13 days to 31 days from 44 days just one year ago--a 29.5% improvement over the same period last year. Median days on market also dropped by 47.4% to 10 days in November 2016.

June 2016 homes sales in the Indian Land, South Carolina area of the Charlotte metro region experienced another excellent month as we ended the second quarter of the year.
 
The average sale price of Indian Land area (29707 zip code area) homes increased 6.1% to just under $290,000, while average days on market for property listings dropped by 7 days to 51 days in June, a 12.1% improvement over the same period last year. 
 
Price per square foot also increased by 6.1% to $120/square foot during June 2016 versus the same period in 2015.  Home buyers should no longer expect to find "bargains" in Indian Land, as the days when … (18 comments)

The Charlotte region's housing market continued the strong start of the year through May 2016,  with closed and pending sales and home prices up and days on market and inventory levels down. In a market where the average sale price of a home is some $65,000 lower than average list price, it's easy to see how the extreme lack of inventory in the more affordable price ranges is impacting the affordability of Charlotte housing.
 
May 2016 Closed Sales:   up 5.0% versus May 2015 and up 5.7% year-to-date.
May 2016 Pending Sales:  up 21.0% versus May 2015 and up 12.7% year-to-date.

Home prices have been going up month after month. In fact as of March 2016 home prices have risen for 49 consecutive months and I wouldn't be surprised to see April 2016 make it 50 consecutive months of rising home prices. Home prices are projected to increase another 5%, on average, this year. Obviously this is great news for home owners and home sellers. Less so for home buyers, many of whom are finding it increasingly difficult to find an "affordable" home.
