Charlotte Region Housing Market Update: February 2016 The Charlotte region's housing market continued its strong start of the new year in February 2016, with none of the key metrics disappointing with closed sales, pending sales, home prices all up and days on market, inventory levels, and new listings all down. February 2016 Closed Sales: up 1.4% versus February 2015. February 2016 Pending Sales: up 22.2% versus February 2015. RE/MAX National Housing Report ~ January 2016 A great start to the new year with home sales stronger than in January 2015. For home buyers, winter months are often a good time to buy before the traditionally more competitive spring and summer seasons. January home sales increased 6.3% in year-over-year sales. The median price of homes increased 6.7%, up for the 48th consecutive month as of January 2016. No doubt that Charlotte's housing market has been growing steadily over the past several years and in a positive direction in terms of home prices, closed sales, days on market, etc.
Realtor.com has "joined the chorus" of many analysts in being bullish on Charlotte's housing market for 2016 and has named Charlotte as one of the top 10 real estate markets to watch in 2016. The top 20 "must-have" features in a home that buyers were looking for in 2015, according to a recent study by Realtor.com were: How well do these 20 must-have features match the Charlotte metro area buyer's preferences? While Charlotte area buyers do like their fireplaces, it would not be the #1 item on their list of "must- haves." November 2015 showed a continued solid performance for home sales in the Ballantyne area of Charlotte (28277 zip code) as the fall selling season continued and the holiday season began. The average sale price of Ballantyne area homes increased by 5.3% to just under $332,000 as compared with the same period one year ago. Median days on market for property listings dropped to 18 days from 32 days just one year ago--a 43.8% improvement over the same period last year. South Charlotte real estate, in general, has been hot, hot, hot all year. But there were 10 neighborhoods in 2015 (year-to-date) that were real standouts and have been named the "10 Hottest Selling South Charlotte Neighborhoods" by the South Charlotte Weekly. Obviously, to some extent sales were high in these neighborhoods because they are large enough to support a critical mass of listings and sales. August 2015 showed continued improvement in home sales in the Fort Mill/Tega Cay, South Carolina areas of the Charlotte metro region. The average sale price of Fort Mill area homes increased by 9.1% to just over $292,000 compared with August 2014, while average days on market for property listings dropped by 12 days to 60 days, a 16.7% improvement over the same period last year. I've now asked this rhetorical question every month for many months running and the answer hasn't changed. Namely, that Charlotte region's housing market turned in another strong performance in the month of July after a very strong first half of the year, with none of the key metrics disappointing: July 2015 Closed Sales: up 16.9% versus July 2014 and +17.9% on a year-to-date basis versus the same period last year.

The median sale price of Waxhaw area homes increased by 4.6% to $340,000 versus February 2014, while average days on market for property listings dropped to 73 days, a 14.1% improvement over the same period last year. Price per square foot also increased by 1.9% to $110/square foot during February versus February 2014. North and South Carolina compared quite well against the national rate of foreclosed homes of 1.4%, especially North Carolina, where the rate of 0.8% is almost half that of the national average. Home buyers in our market who have been trying--without much success--to find foreclosure bargains in the Charlotte region will continue to be frustrated in their attempts to find that great "deal."
