February 2017
 
The Charlotte region's housing market continued the new year on a high note with closed and pending sales up  compared with February 2016. Average and median sale prices were also up in the second month of 2017. Inventory and the months supply of homes remain low and well below what they were one year ago. 
 
February 2017 Closed Sales:   up  0.5% versus February 2016.
  February 2017 Pending Sales:  up 18.4% versus February 2016.
  February 2017 Average List Price:  increased 5.9% to just under $322,00 versus February 2016.

February 2017 home sales in Matthews, North Carolina (28105 zip code) continued the new year on a high note with sale prices increasing, days on market decreasing, available inventory tightening, pending and closed sales increasing.
 
The average sale price of Matthews homes increased by 5.2% to just under $263,000 as compared with  the same period one year ago. 
 
Average days on market for property listings dropped by 11 days to 31 days from 40 days just one year ago--a 22.5% improvement over the same period last year. Median days on market also dropped by 37.5% to 10 days in February 2017.

Home sale prices were up, closed and pending sales were up, days on market were down, as was the supply of homes for sale.

charlotte area housing market report: Home Sales Surged In November 2016, Nationally And In Charlotte, NC - 12/26/16 12:13 PM
The November 2016 housing market update from the National Association of Realtors (NAR) revealed that sales are now at an annual pace of 5.61 million, which is "now the highest since February 2007 (5.79 million) and is 15.4% higher than a year ago (4.86 million)."
 
 
 
Additionally, the NAR existing home sales report showed that inventory has dropped year-over-year for the last 18 months, while the median price for all home sales in November was up 6.8% from last year and marked the 57th consecutive month of year-over-year gains for media sale prices.

As the fall selling season began in the Charlotte area, closed sales, pending sales, average sale prices were all up. Days on market until sale were down 16.4% in October versus October 2015 and down 18.2% year to-date. The story for 2016 remains that supply continues to struggle to meet demand, especially in affordable homes.
