On the heels of two consecutive months of falling home sales, December 2015 strongly rebounded with a 6.1% increase in year-over-year sales. On a month-over-month basis, December sales were much higher than expected at a 22.5% increase. The median sale price of homes also increased 5.3% on a year-over-year basis and 2.0% on a month-over-month basis.
The month's supply of homes for sale dropped to below five months to 4.9 months as compared with 5.7 months in December 2014, while average days-on-market dropped to 67 days (down six days from the average 73 days-on-market in December 2014).
January 2016 home sales in the Fort Mill/Tega Cay, South Carolina areas of the Charlotte metro region had a strong start as the new year began.
The average sale price of Fort Mill area homes increased by 5.2% to just under $293,000 compared with January 2015, while average days on market for property listings dropped by 9 days to 57 days, a 13.6% improvement over the same period last year. Price per square foot also increased by 3.6% to $114/square foot during January 2015 versus the same period in 2014.
In Tega Cay, average home sale prices were up 3.0% to just under $319,000 versus January (16 comments)
January 2016 homes sales had another excellent performance in the Indian Land, South Carolina area of the Charlotte metro region.
The average sale price of Indian Land area (29707 zip code area) homes increased 2.9% to just over $281,000, while average days on market for property listings dropped by 12 days to 55 days, a 17.9% improvement over the same period last year.
Price per square foot also increased by 2.7% to $116/square foot during January versus the same period in 2015. Buyers should no longer look in Indian Land for a "bargain" as the days when homes in Lancaster County versus York County are (2 comments)

How did the Charlotte metro area's housing market perform in 2015? Here's our market "at a glance." All the critical indicators of a robust housing market show improvement year-by-year since 2011, with the exception of the inventory of homes available for sale, which has dropped now for two years. In my mind, this is the most critical aspect of our market right now -- availability of homes for buyers to purchase. And it's the supply of homes, or rather lack thereof, that is helping drive Charlotte are home prices up and the housing affordability index down as demand continues to increase.
What's not to like about the continuing positive performance of the Charlotte region's housing market in December 2015? I've posed this rhetorical question every month throughout 2015 and the answer doesn't change, as 2015's strong spring selling season sizzled right through the hot summer months and then remained hot through our fall and holiday selling seasons.

4th quarter 2015 Charlotte, North Carolina metro area home sales continued the positive trends we've seen all year. Home buyers are finding the housing market increasingly competitive with higher home prices and a lack of properties to buy. Buyers looking for a bargain are "hard pressed" these days to find one. Meantime, home sellers are seeing their homes sell quickly and for top dollar.
The "main" story in four of the most populated and in-demand counties (Mecklenburg and Union Counties in North Carolina; York and Lancaster Counties in South Carolina) in the Charlotte region is the lack of inventory of homes for sale. (4 comments)
December 2015 showed continued improvement in home sales in the Fort Mill/Tega Cay, South Carolina areas of the Charlotte metro region.
The average sale price of Fort Mill area homes increased by 3.8% to just under $290,000 compared with December 2014, while average days on market for property listings dropped by 19 days to 59 days, an 11.9% improvement over the same period last year. Price per square foot also increased by 2.7% to $113/square foot during December 2015 versus the same period in 2014.
In Tega Cay, average home sale prices were up 0.3% to just under $315,000 versus December 2014, while days on market (12 comments)

When is it a good time to rent a home in Charlotte? Probably, let's make that certainly, not right now....
Rental rates continue to increase in the Charlotte metro area, while the number of available rental properties decrease. (With a strong housing market in Charlotte, home owners no longer need to rent their homes while waiting for the market to stabilize and home prices to increase.) Year-to-date, rent rates in the Charlotte area have increased 7.8%, while the number of properties rented have decreased by 3.4%, as compared with the same time frame one year ago.

November 2015 showed a continued solid performance for home sales in the Ballantyne area of Charlotte (28277 zip code) as the fall selling season continued and the holiday season began. The average sale price of Ballantyne area homes increased by 5.3% to just under $332,000 as compared with the same period one year ago.
Median days on market for property listings dropped to 18 days from 32 days just one year ago--a 43.8% improvement over the same period last year. Average days on market also dropped by 17.3% in November 2015.
