November 2016 home sales in the Ballantyne area of Charlotte, North Carolina (28277 zip code) continued the positive trends of the year-to-date with sale prices increasing and inventory and days on market decreasing. The average sale price of Ballantyne area homes increased by 4.3% to just under $347,000 as compared with the same period one year ago. National and regional pending home sales are up year-over-year as of February 2015 and the Charlotte, North Carolina metro area is more than holding its own with regard to pending home sales. As the chart below indicates, nationally year-over-year pending home sales were up some 12% as of February 2015. In the South, year-over-year pending home sales in February were just under 11% at 10.8%. Would You Rather Buy A New Home Or An Existing Home? As long as I've sold real estate in the Charlotte, North Carolina area (15+ years now), it seems that buyers definitely prefered new home construction over existing homes. According to a recent Harris Poll, some 41% of Americans today prefer new construction over existing homes. Before the market turned sideways in 2009, some 55-60% of my sales were new construction homes and buyers were more than prepared to pay the 8-12% premium to have a brand new home. Charlotte Home Sales Continue Their Positive Trend: Buyers Take Note! It's no wonder that it's increasingly taking more time for buyers to find their "dream" home in Charlotte! Most recent sales statistics for the Charlotte housing market for the week ended January 19th clearly tell the story. New listings: down 11.1% Pending sales: up 66.1% Inventory: down 27.1% And for those buyers who are still sitting on the fence thinking they will wait out a "great deal" and that they are in the driver's seat take note: average sale prices last year increased 4.2%! In December they were up more than 7%.
