Home buyers are still finding the housing market very competitive with higher home prices and a lack of properties to buy, especially in affordable homes. November 2016 home sales in the Ballantyne area of Charlotte, North Carolina (28277 zip code) continued the positive trends of the year-to-date with sale prices increasing and inventory and days on market decreasing. 
 
The average sale price of Ballantyne area homes increased by 4.3% to just under $347,000 as compared with the same period one year ago. 
 
Average days on market for property listings dropped to 32 days from 43 days just one year ago--a 25.6% improvement over the same period last year. Median days on market also dropped by 33.3% to 12 days in November 2016.

The Charlotte region's housing market continued its strong performance of the first eight months of the year into September 2016. Even as the summer selling season came to a close in the Charlotte area, closed sales, pending sales, average sale prices were all up. Days on market until sale were down 23% in September versus September 2015 and down 16.7% year to-date. The story for 2016 remains that supply continues to struggle to meet demand, especially in affordable homes.

South Charlotte real estate, in general, has been hot, hot, hot all year. But there were 10 neighborhoods in 2016 (year-to-date) that have been real standouts and have been named the "10 Hottest Selling South Charlotte Neighborhoods" by the South Charlotte Weekly. Obviously, to some extent sales were high in these neighborhoods because they are large enough to support a critical mass of listings and sales. Nonetheless, it's worth pointing out that sales in a number of these neighborhoods were essentially moribund during the lean years a few years ago, when other neighborhoods were selling better.

May 2016 had strong start in home sales with home sales increasing 10.3% versus April 2016. May 2016 sales were also 5.1% higher than in May 2015. Average year-over-year sales increases were 4.5%.
 
The median price of homes increased 3.5% in May 2016 over the previous month and 4.2% over median home prices in May 2015. We've now experienced 52 consecutive months without a price drop from the previous year.  Of the 52 metro markets the RE/MAX report tracks, only five reported a drop in home prices on a year-over-year basis, with seven reporting double-digit increases in terms of percentages.

charlotte homes for sale: Home Sales Up In All Price Ranges Nationally And In Charlotte, NC - 05/16/16 04:18 AM
Home sales are up in virtually every price range as of April 2016 versus one year ago ~ both nationally and in Charlotte, North Carolina.  The most recent Existing Home Sales Report from the NAR (National Association of Realtors®) showed increased home sales in five of the six price ranges used to measure home sales. Only homes priced under $100,000 showed a decline, primarily due to lack of inventory. Meanwhile, homes priced from $250,000-$1,000,000 showed double digit increases in sales nationally.

April home sales in the Ballantyne area of Charlotte, North Carolina (28277 zip code) held their own in the fourth month of 2016 as we entered the height of our spring selling season.
 
The average sale price of Ballantyne area homes increased by 6.6% to just under $339,000 as compared with  the same period one year ago. 
 
Median days on market for property listings dropped to 16 days from 24 days just one year ago--a 33.3% improvement over the same period last year. Average days on market also dropped by 17% to 39 days in April 2016.
