The median sale price for the quarter was $625,000 ($40,000 higher than in the previous quarter). At the end of the second quarter in 2021, no homes were listed for sale and no homes were under contract.

No, it's not your imagination... home prices have been increasing steadily since 2020 (and before) and the lack of home inventory makes it harder than ever to find a home to buy.
According to a report from the National Association of Realtors (NAR), home prices increased in 99% of the nation's metro areas in the First Quarter of 2021. In 89% of metro areas home prices increased by double digits. This is quite an astonishing figure, as in the First Quarter of 2020 25% of metro areas saw (20 comments)

Wondering just how fast homes have been selling in the Greater Charlotte market this spring? The average days on market for Charlotte area home were just 20 days in April. This is down from 39 days in April one year ago. Homes also sold four days more quickly than in March 2021.
Home sale prices surged in May: +16.4% year-over-year, on average. Median home sale prices increased 24.4%. Closed and pending sales also surged in May. Closed sales increased 24.8%; pending (26 comments)

Ballantyne remained a seller's market in March 2021 due to the continued lack of inventory, which dropped over 66% year-over-year. Months supply of inventory was down (-64.3%) compared with March 2020 to 0.5 months of housing supply. The drop in housing inventory year-over-year resulted in considerably lower days on market, a decrease in closed sales, and much higher home prices.
Average Ballantyne home sale prices increased 14.5% to $472,328 in March 2021 compared with the same month one year ago. Median home sale prices increased 14.9% to $415,123 (24 comments)

The report includes neighborhoods in Charlotte, Matthews, Mint Hill, Pineville, Davidson, Cornelius, and Huntersville.
Charlotte/Mecklenburg ended March 2021 with less than a 1 month supply of inventory of homes at 0.6 months (down 66.7% year-over-year). New listings dropped 5.1% year-over-year.
The extreme lack of inventory, which was down 66.7%, pushed median home prices up 16.2% (32 comments)
Raintree Neighborhood in South Charlotte Real Estate Report & Community Spotlight Quarter 1 - 2021
Raintree neighborhood in south Charlotte with over 1,700 homes is a perfect example of how critically low listing inventory is throughout the Greater Charlotte area. Just 11 single family homes sold in Quarter 1, 2021 and just 10 homes were listed for sale. This lack of inventory drove home sale prices up by 11.47% and reduced days on market to just 10 days from 14 days one year ago.

Six homes sold in Ardrey in the 1st Quarter 2021. Average sale price in the first quarter was $599,167 (about $20,000 higher than in the previous quarter). The median sale price for the quarter was $585,000 ($30,000 higher than in the previous quarter). At the end of the first quarter in 2021, no homes were listed for sale and no homes were under contract.

Where Are Our New Neighbors In Charlotte Moving From?
People have continued to move to the Greater Charlotte area in large numbers despite the pandemic. According to the Charlotte Region Business Alliance, since March 2020, some 21,000 people moved to the Charlotte area.
Reasons for these moves include people moving here for jobs, for a lower cost of living, lower taxes, more space and less density, better quality of life, to follow children to be closer to grandchildren (the region ranks #1 for baby boomers who've chosen to retire close to their grandchildren, according to Meyers Research.)
