Charlotte, North Carolina region real estate report and housing market snapshot for October 2019. Charlotte region overall remained a seller’s market in October 2019 with inventory remaining extremely tight, dropping 19.5% compared with October 2018. Despite lower inventory, the Charlotte market has shown resiliency and buyer demand for homes remained strong as interest rates dropped. It's also worth keeping mind that while Charlotte overall is a seller's market for homes priced under $300,000, there are price points where Charlotte is a buyer's market -- primarily for homes priced above $750,000.

Charlotte, North Carolina region real estate report and housing market snapshot for September 2019. Charlotte region remained a seller’s market in September 2019 with inventory remaining extremely tight, dropping 19% compared with September 2018.
Lack of inventory and new listings resulted in higher home list and sale prices year-over-year, and year-to-date. Average sale prices increased 6.8% and median sale prices increased 10.4%% year-over-year. Year-to-date average and median sale prices increased 5.1% and 6.7% respectively.
Closed sales increased 8.3%, while pending sales were up 37.6% year-over-year in September.
Homes continue to sell quickly with average days on market 39 days.

Charlotte region remained a seller's market in May 2019 with inventory remaining extremely tight and lower than one year ago, resulting in higher home list and sale prices due to continued high buyer demand. Closed sales were up slightly, but pending sales were up 17.3% year-over-year. The housing affordability index continued to decrease, as well. Months supply of homes remained very low at 2.3 months and even lower for homes priced under $200,000. Year-to-date trends are all also showing increased prices, higher sales, and tight inventory.

Each year as a new year rolls around, everyone starts asking what will the housing market be like in the coming year. The Charlotte housing market compared well with the national housing market in May 2015. May 2015 marked the 39th consecutive month of year-over-year home price gains with the median existing home prices rising 7.9% over the May 2014 figures, according to the latest NAR (National Association of Realtors) Existing Home Sales Report. Charlotte's year-over-year median price gain was 8.1% in May, slight higher than the national median, but right in line with the increase of 8.2% in the South. Below is a chart showing the breakdown of price increases by region.

Foreclosure Home Sales Down To Lowest Levels In Years
 
Foreclosure homes sales were down nationally to some of their lowest levels in years as of May 2014, representing just 11% of total home sales. Yesterday I wrote about why there seem to be no "great foreclosure deals" out there anymore in the Charlotte region market, where foreclosure sales are just 5.4% of total Charlotte area home sales, and half again of distressed sales nation-wide.
 
So it would appear that those "great foreclosure deals" are also disappearing in many parts of the country and that buyers outside of the Charlotte region are probably becoming somewhat frustrated (just as … (2 comments)

The results are in for Charlotte's housing market performance in 2012. And these results are certainly something to feel positive about and hopefully augur well for the current year.
Some quick highlights of Charlotte's housing market performance:
Housing inventory: buyer have about 27.7% fewer choices than just one year ago. At the end of the year Carolina MLS had 13,415 houses listed for sale--the lowest level in five years.
