14 homes sold in Lawson during the Fourth Quarter 2021, four fewer than in the same quarter one year ago. New listings increased by four year-over-year to 13.
 
Demand for Lawson homes was also reflected in the drop in average days on market, which were down 5 days to 10 days compared with the same quarter one year ago. The Waxhaw area of the Charlotte, North Carolina metro area (the 28173 zip code–encompassing the three towns of Waxhaw, Marvin and Weddington) saw continued declines in inventory, declines in pending and closed sales, declines in new listings, declines in days on market in October 2021 versus October 2020. The only increases we saw were home prices, which increased year-over-year. Lack of inventory is certainly impacting sales volume in the 28173 zip code.

February 2019 Charlotte region housing update. Charlotte region remained a seller’s market in February 2019 with inventory remaining tight, resulting in higher home list and sale prices due to continued high buyer demand. Closed sales were down slightly, but pending sales up 12.4%. Days on market were also down as compared with one year ago. The housing affordability index continues to decrease, as well. Months supply of homes is very low at 2.1 months, but even lower for homes priced under $200,000.

The Charlotte region's housing market ended the eighth month of 2017 with home prices up and pending and closed sales slightly down as compared with August 2016. Both average and median sale prices were up in August 2017. Inventory and the months supply of homes remain low and well below what they were one year ago, which are a primary cause of the slowdown in sales.
 
August 2017 Closed Sales:   down  3.8% versus August 2016. Year-to-date, closed sales were up 6.3%.
  August 2017 Pending Sales:  up 15.5% versus August 2016 and up 7.1% year-to-date.

The Charlotte region's housing market started ended the first month of the third quarter of 2017 with home prices up and pending and closed sales up as compared with July 2016. Both average and median sale prices were up in July 2017. Inventory and the months supply of homes remain low and well below what they were one year ago.

Site Selection has just ranked North Carolina the #2 state in the US for top business climate, as part of its 2015 Top State Business Climate rankings. The #2 ranking pushed North Carolina up one spot from #3 last year. And our neighbor, South Carolina, was ranked #10 in this same survey. Great news for both North and South Carolina! These consistently high rankings for both states only encourage more business growth in the Tar Heel and Palmetto States.

The publication focuses on the myriad ways Charlotte businesses have been implementing and can adopt sustainable, environmentally friendly practices, as well as highlights some of the innovative projects in and around Charlotte that have the potential to grow.  The publication also provides some interesting statistics about Charlotte's success in going green over the past decade or so:

If your Charlotte area home has been languishing on the market and hasn't sold, it may be that your asking price is too high. How close your asking price is to real market value (which factors in your home's condition and location) will determine interest by prospective buyers, which will drive traffic, which will result in offers. Pricing your home just 10% above market value can dramatically reduce the number of prospective buyers who will come and see your home.
