August 2023 home sales declined in the 16-County Charlotte Region year-over-year, as did pending sales. Sales are happening, but not at the volumes experienced in 2021 and the first half of 2022. By the same token, closings increased month-over-month from July and contract activity remained steady. Although home buyers remain frustrated by fluctuating rates, lack of new inventory, rising home prices, and economic uncertainty it does appear that buyers are adjusting to the higher interest (14 comments)
Charlotte Region single family luxury home market more than held its own in August 2023: Luxury home sales Charlotte Region in August saw average and median home sale prices increase from from July and June 2023. Pending sales declined, while closed sales increased year-over-year and month-over-month. Median days on market were just eight. Average days on market declined from July 2023 and increased by just two days from August one year ago. Median list to sale price ratio was 98.6%. New listings increased (18 comments)

Buyer demand weakened in July, falling 6.8% compared with one year ago. Home buyers remained frustrated by fluctuating rates, lack of new inventory, rising home prices, and economic uncertainty.
Seller activity also continued to fall, with listing activity down 30.2% year-over-year. This impacted inventory for (18 comments)

Schools are back in session over the next couple of weeks. 2023/24 school year calendars for Charlotte Region schools are available on Great Homes In Charlotte's blog. Each county's school system has its own approved academic year calendar. And in some counties there are individual school districts for specific towns, as well.

Housing inventory is still historically low all across the country. And Charlotte region is no exception.
It's still a seller's market in the Greater Charlotte area. As of June 2023, the Charlotte Region has just 1.4 months of inventory. We need four months of inventory to be considerd a balanced market and six months to be considered a buyer's market.
