August 2021 saw the continuation of the strong housing market in the greater Charlotte region. Buyer demand continues to exceed pre-pandemic levels and to strain inventory. Historically low interest rates and pent-up demand continue to fuel much of the buyer demand, as do the years of steady population growth in the Greater Charlotte area. While closed sales were up 3.5% in August, no doubt with more available inventory they would have been higher.

The Carolinas Remain Top Destination States For Relocating Americans
People have continued to move to the Greater Charlotte area in large numbers despite the pandemic. According to TaxFoundation.org, North Carolina and South Carolina were in the top 10 inbound states in 2020, ranked #6 and #2 respectively.
In 2020 during the height of the pandemic Curbed.com named Charlotte one of the top 10 destination cities for people wanting to relocate. As we enter a post-pandemic phase, more than 120 people are still moving to the Greater Charlotte region each day, making Charlotte one of the fastest growing cities in the nation.

Charlotte region remained a seller's market in May 2019 with inventory remaining extremely tight and lower than one year ago, resulting in higher home list and sale prices due to continued high buyer demand. Closed sales were up slightly, but pending sales were up 17.3% year-over-year. The housing affordability index continued to decrease, as well. Months supply of homes remained very low at 2.3 months and even lower for homes priced under $200,000. Year-to-date trends are all also showing increased prices, higher sales, and tight inventory.

Closed sales were up slightly, but pending sales were up 11.1% year-over-year. The housing affordability index continued to decrease, as well. Months supply of homes remained very low at 2.2 months and even lower for homes priced under $200,000.

Months supply of homes remained very low at 2.2 months and even lower for homes priced under $200,000. Average sale prices have increased each month this year to-date.
