Corona virus impact for the weeks ended May 2nd and May 9th showed continued year-over-year decreases in new listings, in inventory, and closed sales. On the "good news" side, pending sales increased 14%year-over-year. Home showings were also down in each of these weeks year-over-year. However, home showings increased week-over-week and that is a good sign. The increase more than likely is due to the lifting of in-person showing restrictions in Mecklenburg County as of May 1st.

Lack of inventory and new listings resulted in higher home list and sale prices year-over-year, and year-to-date. Average sale prices increased 7.2% and median sale prices increased 8.1% year-over-year. Year-to-date average and median sale prices increased 5.6% and 7.1% respectively.

Lack of inventory and new listings resulted in higher home list and sale prices year-over-year, year-to-date, and month-over-month. Closed sales were down slightly, but pending sales were up 15.9% year-over-year.
The housing affordability index continued to decrease, as well.
Months supply of homes remained very low at 2.3 months (down 14.8% year-over-year) and even lower for homes priced under $200,000.
