April 2019
 
Charlotte region remained a seller’s market in April 2019 with inventory remaining extremely tight and lower than one year ago, resulting in higher home list and sale prices due to continued high buyer demand. Closed sales were up slightly, but pending sales were up 11.1% year-over-year. The housing affordability index continued to decrease, as well. Months supply of homes remained very low at 2.2 months and even lower for homes priced under $200,000.

First Quarter 2019 Charlotte, North Carolina region's home sales continued the trends we've seen since 2015. Home buyers are still finding the housing market very competitive with higher home prices and a lack of properties to buy, especially in affordable homes. Buyers looking for a bargain are "hard pressed" to find one. 
Meantime, home sellers continue to sell their homes relatively quickly and for top dollar, when priced right for condition and location. The Charlotte region's housing market continued its strong performance of the first nine months of the year into October 2016. As the fall selling season began in the Charlotte area, closed sales, pending sales, average sale prices were all up. Days on market until sale were down 16.4% in October versus October 2015 and down 18.2% year to-date. The story for 2016 remains that supply continues to struggle to meet demand, especially in affordable homes.

The Charlotte region's housing market continued the strong start of the year through May 2016,  with closed and pending sales and home prices up and days on market and inventory levels down. In a market where the average sale price of a home is some $65,000 lower than average list price, it's easy to see how the extreme lack of inventory in the more affordable price ranges is impacting the affordability of Charlotte housing.
 
May 2016 Closed Sales:   up 5.0% versus May 2015 and up 5.7% year-to-date.

The Charlotte region's housing market had a strong start in the new year, with none of the key metrics disappointing, with the exception of closed sales, which were down  10.6% ~ caused to some degree by the lack of inventory in our market and not by the lack of interest on the part of home buyers, who are having a hard time finding afforadable homes in prime neigborhoods. The Charlotte, North Carolina region encompassed by the Carolina Multiple Listing Service (CMLS) overall had a strong showing in the third quarter of 2015 as compared with the same quarter in 2014. The Carolina Mulitple Listing Service includes two states--North and South Carolina--with 10 counties covered in North Carolina and eight counties in South Carolina.

What's not to like about the positive performance of the Charlotte region's housing market in April 2015?  It seems I've now asked this rhetorical question every month for many months running and the answer hasn't changed. Namely, that Charlotte region's housing market turned in another strong performance in the fourth month of the year, with none of the key metrics disappointing:
 
April 2015 Closed Sales: up 14.0% versus April 2014 and +15.8% on a year-to-date basis versus the same period last year.

June 2014 Closed Sales: up 3.7% versus June 2013, but slight down on a year-to-date basis (the increase in June's pending sales should increase this number in July). June 2014 Pending Sales: up 24.4% versus June 2013 and up 3.6% on a year-to-date basis. June 2014 Days On Market List To Close: down 2.3% to 125 days compared with June 2013 and down 4.3% to 133 days on a year-to-date basis. Charlotte region's housing market as of May 2014 showed continued gains in critical factors with one exception--that of closed sales being down 6.5% as compared with May 2013 and 2.2% on a year-to-date basis versus the same time period in 2013. Although with pending sales in May so much higher than in May 2013, it remains to be seen how this impacts closed sales during June 2014. Namely:
