April 2019
 
Charlotte region remained a seller’s market in April 2019 with inventory remaining extremely tight and lower than one year ago, resulting in higher home list and sale prices due to continued high buyer demand. Closed sales were up slightly, but pending sales were up 11.1% year-over-year. The housing affordability index continued to decrease, as well. Months supply of homes remained very low at 2.2 months and even lower for homes priced under $200,000.

Home buyers are still finding the housing market very competitive with higher home prices and a lack of properties to buy, especially in affordable homes. Buyers looking for a bargain are "hard pressed" to find one. 
Meantime, home sellers continue to sell their homes relatively quickly and for top dollar, when priced right for condition and location. Closed sales were down, but pending sales were up 12.4% year-over-year. The housing affordability index continued to decrease, as well. Months supply of homes remained very low at 2.2 months and even lower for homes priced under $200,000. Average sale prices have increased each month this year to-date.

Closed sales were down, but pending sales were up. Days on market were also down. The housing affordability index continued to decrease, as well.

The Charlotte region's housing market closed out the 2018 summer selling season with home prices up, closed sales down due to limited inventory, but with pending sales up as compared with August 2017. Both average and median sale prices were up in August 2018. Inventory and the months supply of homes remain low and below what they were one year ago with homes selling faster as a result. Inventory and months supply of homes continue to drop by double-digits.
 
 
 
 
August 2018 Closed Sales:  down 6.0% versus August 2017. Year-to-date, closed sales were down 1.0% (more to do with lack of inventory than diminished buyer interest).

Inventory and the months supply of homes remain low and well below what they were one year ago. This has impacted closed sales, which were down 0.3% in May as compared with the same time period one year ago.

The Charlotte region's housing market continued its strong performance of the first 11 months of the year into December 2016 and ended the year on a high note. As we finished out year in the Charlotte area, closed sales, pending sales, average sale prices were all up. Days on market until sale were down 14.3% in December versus December 2015 and down 16.9% year to-date. The story for 2016 remained that supply  struggled to meet demand, especially in affordable homes.

The Charlotte region's housing market continued its strong start of the new year in February 2016, with none of the key metrics disappointing with closed sales, pending sales, home prices all up and days on market, inventory levels, and new listings all down.
 
February 2016 Closed Sales:   up 1.4% versus February 2015. 
February 2016 Pending Sales:  up 22.2% versus February 2015.
February 2016 Average List Price:  increased 10.8% to just under $314,000 versus February 2015.
