What's not to like about the continuing  positive performance of the Charlotte region's housing market in July 2015?  I've now asked this rhetorical question every month for many months running and the answer hasn't changed. Namely, that Charlotte region's housing market turned in another strong performance in the month of July after a very strong first half of the year, with none of the key metrics disappointing:
 
July 2015 Closed Sales: up 16.9% versus July 2014 and +17.9% on a year-to-date basis versus the same period last year.

Namely, that Charlotte region's housing market turned in another strong performance in the fifth month of the year, with none of the key metrics disappointing:
 
May 2015 Closed Sales: up 20.4% versus May 2014 and +16.9% on a year-to-date basis versus the same period last year.

Foreclosure and short sales as a percentage of total home sales in the Charlotte, North Carolina region continue to fall.  If you've been looking for a distressed property bargain in the Charlotte metro area and have had a hard time finding one, here's why:
Foreclosure sales were down 14.5% in April 2015 Short sales were down 36.7% in April 2015 Compare this with an increase of 17.1% of non-distressed property sales. March 2015 Closed Sales: up 20.3% versus March 2014 and +16.6% on a year-to-date basis comparing March 2015 to March 2014.

March 2015 Pending Sales: up 30.2% versus March 2014 and +26.3% on a year-to-date basis comparing March 2015 to March 2014.

February 2015 showed a solid performance in home sales in the Indian Land, South Carolina area of the Charlotte metro region.
 
The average sale price of Indian Land area homes increased 3.5% to just over $265,000, while days on market for property listings dropped to 62 days, a 19.5% improvement over the same period last year.
 
Price per square foot also increased by 3.7% to $111/square foot during February versus the same period in 2014 (much of this having to do with the large amount of new construction in Indian Land). Gone are the days when buyers could look in Indian Land … (12 comments)

3rd quarter 2014 Charlotte, North Carolina metro area home sales are still on an upswing, continuing the positive trends we've seen all year. Home buyers are finding the housing market increasingly competitive with lots of properties seeing multiple offers. Buyers looking for a bargain are "hard pressed" these days to find one.  Meantime, home sellers are seeing their homes sell quickly and at top dollar.
The key metrics in three of the most populated and in-demand counties (Mecklenburg, Union, York) in the Charlotte region all had excellent results during the 3rd quarter 2014. Namely:

June 2014 Closed Sales: up 3.7% versus June 2013, but slight down on a year-to-date basis (the increase in June's pending sales should increase this number in July). Charlotte region's housing market as of May 2014 showed continued gains in critical factors with one exception--that of closed sales being down 6.5% as compared with May 2013 and 2.2% on a year-to-date basis versus the same time period in 2013. Although with pending sales in May so much higher than in May 2013, it remains to be seen how this impacts closed sales during June 2014. Namely:
