This was the third consecutive month of declines in foreclosure sales as a percentage of total sales in Greater Charlotte (July: 0.5%; June: 0.6%). In August 2023, the Greater Charlotte region had a total of 15 foreclosure sales and four short sales versus 3,858 traditional sales.

Earlier this week I wrote about how in the Charlotte, North Carolina region, foreclosures and short sales represent just 2.7% of a very active housing market and that this 2.7% is half what it was just one year ago. But what's happening around the country, state by state? Are foreclosures up? Are foreclosures down? Are more foreclosures coming down the pike?

Why is it so hard to find a great foreclosure "deal" in Charlotte? Asking this question reminds me of the old Peter, Paul, and Mary song "Where Have All The Flowers Gone?" That's the operative question for the Charlotte, North Carolina metro market -- where have all the foreclosures gone and why can't I find a good deal?
From the chart below, you can see that nationally, the percentage of distressed property sales has dropped in the past three years from 35% to 11%. The inventory simply isn't there. And keep in mind that real estate is all about supply and demand, (6 comments)
North and South Carolina compared quite well against the national rate of foreclosed homes of 1.4%, especially North Carolina, where the rate of 0.8% is almost half that of the national average. Home buyers in our market who have been trying--without much success--to find foreclosure bargains in the Charlotte region will continue to be frustrated in their attempts to find that great "deal." To put it bluntly--"that ship has sailed."

I'm still getting lots of requests from prospective home buyers in the Charlotte region for a "great foreclosure deal." If you've been waiting on that great foreclosure deal in the Charlotte area, it would appear you'll be waiting for a while, as I've been saying for over a year now. This week, Corelogic reported that completed foreclosures during the month of May 2014 were down by some 9.4% nationally versus May 2013. They also reported that approximately 660,000 homes were in some stage of foreclosure in May 2014. That's a staggering reduction (2 comments)
