May 2022 home sales in the 16-County Charlotte Region were down year-over-year for a fifth consecutive month. It would appear that buyers are backing away from rising interest rates and home prices since late January, as the housing affordability index also continues to diminish. Pending sales were also down year-over-year for fifth consecutive month. Year-to-date, buyer activity is down 4% compared with the first five months of 2021. Fort Mill's housing market (29715 and 29708 zip codes) remained a seller's market in May with lower inventory, fewer new listings, fewer average days on market, and higher average and median home sale prices compared with the same month one year ago.

While higher interest rates have certainly caused many home buyers to take a pause and while we've seen a small increase in inventory, they have not impacted what home buyers are willing to pay for a home.
Indian Trail area (28079 zip code), which includes the towns of Indian Trail, Stallings, Hemby Bridge in Union County, remained a home seller's market in May 2022, despite all the talk of a market correction. It's been more than six years since Indian Trail could be considered a balanced market, much less a home buyer's market. Average home prices increased 32.5% year-over-year, setting a new record. Summer Pet Safety Tips Even though Summer has not yet officially arrived in Charlotte, it's arrived for all intents and purposes. This week our temperatures will see temperatures moving towards 100 degrees. No doubt we are talking a weather forecast that is HOT, HOT, HOT! And if it's hot for us humans, it's HOT, HOT, HOT for our pets. Pets are more at risk in summer than any other time of the year.
