February 2023 home sales were down year-over-year for a 14th consecutive month. Pending sales were also down year-over-year for a 14th consecutive month. Sales are happening, but not at the volume we experienced in 2021 and the first half of 2022.
Higher home prices coupled with increasing interest rates have impacted affordability and continue to cool buyer demand. Sales are still occurring... just not at the pace of the last couple of years. Furthermore, the fact that we also see fewer new listings coming on the market indicates (18 comments)
March 28th is National Black Forest Cake Day, or Schwartzwalder Kirschtorte, as I grew up knowing it. Black Forest cake originated in Germany's Black Forest area. It's said that Black Forest cake originated as far back as the 1500's when chocolate was first available in Europe. Written recipes for Black Forest Cake did not become available till the early 1900's. It's considered the most "German" of all cakes.

The 9th annual Paws In The Park event takes place this Saturday, April 1st, at the Pineville Lake Park in Pineville, NC. Paws In The Park is sponsored by Charlotte Black Dogs and the Pineville Parks & Recreation Center. This is a free family event. The Indian Land, South Carolina (29707 zip code) housing market in the Charlotte region saw it's lowest number of sales in three years in February 2023. At the same time, home prices were up year-over-year and the number of homes for sale were at their lowest level since June 2022, while new listings were almost 41% lower than in February one year ago. Meantime, days on market for Indian Land homes decreased for a third consecutive month, despite an increase year-over-year.
Mint Hill home sales prices increased in February 2023 both month-over-month and year-over-year, despite a significant increase in days on market. Closed sales increased over the previous month, but decreased year-over-year. Overall inventory of homes remains relatively low and lower than in the second half of 2022. New listings also remain low and lower than all of 2022, except for December 2022.
