If you've wondered how home sales fared in Charlotte metro area subdivisions at year-end, here's a list of 459 Charlotte metro neighborhoods where at least one home sold each month in the past year. The report includes neighborhoods in Charlotte, Waxhaw, Matthews, Mint Hill, Indian Trail, Stallings, Belmont, Mount Holly, Gastonia, Pineville, Davidson, Cornelius, Huntersville, Monroe, Concord, Mooresville, and more.
Charlotte region ended 2019 with just 1.7 months supply of inventory of homes. Buyer demand outpaced supply of homes for sale throughout the past 12 months... and this shows no sign of abating. And the lack of (14 comments)

Homes continued to sell quickly from July through September 2016 with 44% of homes selling in less than one month. The infographic below shows how quickly homes sold in each state. What's worth pointing out is that homes sold so quickly that the time measure now goes up to only 75 days, as opposed to 90 days in the first half of 2016.
Amazingly, homes in 42 out of 50 states + the District of Columbia sold in under 60 days. Homes in 17 state sold in under 30 days.

Existing home sales continued to show strength in January 2016 and saw their largest year-over-year gain in some 30 months. At the same time, The National Association of Realtors (NAR) released their Quarterly Metro Home Price report earlier this month comparing the fourth quarter of 2015 to the third quarter of 2015. The report showed that home prices are not only continuing to rise, but that the increases are accelerating. In the fourth quarter 2015, home prices increased 6.9% as compared with 5.5% in the previous quarter. What happens when there are more buyers searching for homes to buy than there are homes to sell? As the infographic below shows, with buyer demand exceeding housing supply in many parts of the country, the result is that homes sales actually slow down--even in a high demand market.
At the end of the day, real estate is all about supply and demand. So when supply begins to dry up, the next thing to expect (besides a slow down in sales) is continued increases in home prices.

Are homes sales collapsing? If one were to read certain headlines in recent days, it would be easy to assume that home sales are collapsing all around us and that the housing industry is once again in jeopardy. And in truth, January 2015 was somewhat slower than previous moths in terms of home sales, but January 2015 home sales were still higher when compared with the same period last year without even taking seasonality into account. From Keeping Current Matters (KCM) comes the following infographic recapping existing home sales and prices from NAR (National Association of Realtors) as of January 23, 2015. The "good" news is that all regions of the United States showed an increase in average home prices year over year, with the South having the strongest performance at 6.6% (as compared with the national average of 6%). However, with respect to sales, the Midwest region showed a decrease of 2.7% in sales, on average. The South, once again, showed the greatest increase with a 7.4% improvement year over year (more than twice the national (4 comments)
