RE/MAX National Housing Report:
September 2016 Housing Data

The RE/MAX National Housing Report for October 2016: "Demand remained strong in September" is the "story of the month," with home sales being the highest of any September since RE/MAX began publishing this monthly update some eight years ago. Sales increased 2%  and median sale prices also increased 5.1% (with not a single metro market of the 52 that RE/MAX follows posting a year-over-year drop in home prices).

To quote Dave Liniger, Chairman and CEO of RE/MAX: “The market usually sees fewer home sales in September, as buyers make a seasonal transition from summer to fall.  Even so, sales were the highest of … (8 comments)

homes in charlotte area: Do High Voltage Towers Impact A Home's Value? - 01/29/13 05:54 AM
Do high volatage towers impact a home's value? Definitely! But if you ask by how much, there seems to be no one who will definitively say by how much. So is it smart to buy a home next to power towers? Definitely not! Here's why:

A home purchase should be seen as a major investment and buyers should avoid any negatively perceived attributes of a home. Without doubt power towers are considered a negative. This negative will impact future resale value, as well as the time it takes to sell such a home. I see homes next to or near power … (8 comments)

homes in charlotte area: What Do New Rules On Qualified Mortgages Mean To Home Buyers? - 01/28/13 01:27 AM
What Does New Rule on Qualified Mortgages Mean To Home Buyers? An update from Ed Butler with New American Mortgage. The Bureau formed to help protect consumers,  The Consumer Financial Protection Bureau (CFPB), created a new Qualified Mortgage Rule--"affectionately" referred to as the QM Rule.  The first thing to know about the new QM Rule is that it doesn't take effect until January 2014 (an entire year from now). The second thing to remember is that there may well be changes to the "ability to repay portion" of the rule before next year when it's due to take effect.

So what does the new rule on … (1 comments)

homes in charlotte area: Is Real Estate A Good Investment? - 01/25/13 04:20 AM
Is real estate a good investment? For a long time, many people felt that there was no better investment than real estate and many who had never lived through a market downturn believed that real estate prices only ever appreciated. Well, after the most recent four years, we know that real estate prices can depreciate as well. But is real estate a good investment? What is the rate of return on real estate compared with other investments? The chart below is a real eye-opener and should give everyone pause as to whether they should be looking at real estate as a long term … (1 comments)

homes in charlotte area: I'm Looking For A Great Foreclosure Deal In Charlotte! - 01/24/13 06:27 AM

"I'm looking for a great foreclosure deal in Charlotte."

I hear this from home buyers at least once a day. Home buyers seem to think that all foreclosure properties are great deals. And not only that they are great deals, but that the city is swimming in foreclosure properties. Not so, unfortunately.

According to CoreLogic, nationally, bank-owned property sales showed a 35% decline in October 2012--a 60% decrease from their peak in April 2009. The price of bank-owned properties has also risen 3% from a year ago. And while non-distressed home sales increased 11% in 2012, REO sales fell by more than 20%. … (1 comments)

homes in charlotte area: Appraisal, Reconsideration of Value...Now Appraisal Review? - 01/23/13 08:46 PM
I recently posted also about the subject of appraisals catching up with market reality. I hear of more and more situations where there are more than one review of an appraisal. And the issue of out-of-town appraisers who know little or nothing about our local market and neighborhoods isn't going away, but is hurting appraisals.
Appraisal, Reconsideration of Value...Now Appraisal Review?

"They're Back!!!!"

I'm talking about appraisal issues! I probably don't need to tell you, but it seems the lenders are working again to slow/kill our housing market recovery. I would think that they would enjoy having … (6 comments)

homes in charlotte area: Surge In Housing Starts Nationally Is Great News For Charlotte Metro! - 01/23/13 06:57 AM
The surge in housing starts nationally--12.1 % in December on an annualized basis and the biggest increase since 2008—is great news for the Charlotte metro housing market. What is being reported nationally is certainly being felt here locally! With the recent shortage of inventory, buyers increasingly have no choice but to consider new construction options. And the strangest turn-around in our market from a few years ago is that the home price premiums used to be on new construction; today in the Charlotte area, buyers seem to be paying a premium on resale homes. It’s the new construction that’s a relative … (0 comments)

homes in charlotte area: Is Success In Real Estate A Matter of Luck? - 01/21/13 10:59 PM
Is success in real estate a matter of luck? Or is it a matter of hard work and skills? I started thinking about this after hearing about the controversy surround Phil Mickelson, the professional golfer, who  recently said that he pays out some 63% of his income in taxes in California and is looking at alternatives to reduce this enormous tax bill with respect to where he might live. Then Forbes Magazine (Forbes!, can you believe it?) writes an article saying Phil Mickelson should stop whining and give thanks for his good fortune! Oh really!
Is Forbes saying that Phil's earnings are … (5 comments)
