The new year's strong start in home sales continued into March 2016 with home sales increasing double digits by 33.4% versus February 2016. March 2016 sales were also 3.6% higher than in March 2015. Average year-over-year sales increases stand at 4.9%.
 
The median price of homes increased 2.5% over the previous month. We've now experienced 50 consecutive months without a price drop.  Of the 53 metro markets the RE/MAX report tracks, 37 reported higher prices on a year-over-year basis, with 10 reporting double-digit increases in terms of percentages.
 
The month's supply of homes for sale remained low at 3.3 months as … (12 comments)

February 2016 saw the the 48th consecutive month with year-over-year home price gains with median home prices up 4.4% versus February 2015. By the same token, with housing inventory in many parts of the country at below historic levels, sales in February 2016 slowed by 1.1% compared with February 2015. Sales of distressed properties were down to 10% as compared with February 2015. The impact of this low inventory (we should call it thinventory) is that 35% of homes sold in February 2016 in less than one month.

A great start to the new year with home sales stronger than in January 2015. For home buyers, winter months are often a good time to buy before the traditionally more competitive spring and summer seasons.
 
January home sales increased 6.3% in year-over-year sales. The median price of homes increased 6.7%, up for the 48th consecutive month as of January 2016.
 
The month's supply of homes for sale remained below five months at 4.6 months as compared with 5.2 months in January 2015. Average days-on-market were 71, nine days lower than in January 2015.

August 2015 home sales slowed on a month over month basis nationally due to tight inventory, although they were higher by 6.2% versus August 2014. And the "good" news is that despite the slow down in August 2015 versus the prior month, August 2015 was the 11th consecutive month of year-over-year gains in home sales.

What's not to like about the ever-continuing positive performance of the Charlotte region's housing market in August 2015?  I've now asked this rhetorical question every month for many months running and the answer hasn't changed as the strong spring selling season sizzled right through the summer months. Charlotte region's housing market turned in another strong performance in the month of August 2015 after a very strong first half of the year, with none of the key metrics disappointing:

The Charlotte, North Carolina region encompassed by the Carolina Multiple Listing Service (CMLS) overall had a strong showing in the second quarter of 2015 as compared with the same quarter in 2014. The Carolina Mulitple Listing Service includes two states--North and South Carolina--with 10 counties covered in North Carolina and eight counties in South Carolina.
 
All of the important metrics pointed to a significant improvement in the second quarter of 2015 versus the second quarter 2014.

Home sales are up dramatically in virtually every price range as of May 2015 versus last year~both nationally and in Charlotte, North Carolina. The most recent Existing Home Sales Report from the NAR (National Association of Realtors®) shows that home sales are up dramatically in five of the six price ranges used to measure home sales, with only homes priced under $100,000 showing a decline. (Most likely this decline is due to a lack of inventory, especially in distressed property inventory.)

The April 2015 National Housing Report from RE/MAX International, based on March 2015 housing data in 53 US markets, has just been released with 43 of these markets reporting higher sale prices on a year-over-year basis. 31 of the markets reported double-digit price increases. The total numbe of home sales in March 2015 was the largest of any previous March, increasing 9.9% versus March 2014.
 
On a year-over-year basis, median sale prices were up by 8.5% over March 2014. The median sale price has now risen for 38 consecutive months. As of March 2015, the national median sale price stood at $204,000 … (12 comments)

From Keeping Current Matters (KCM) comes the following infographic recapping existing home sales and prices from NAR (National Association of Realtors) as of January 23, 2015. The "good" news is that all regions of the United States showed an increase in average home prices year over year, with the South having the strongest performance at 6.6% (as compared with the national average of 6%). However, with respect to sales, the Midwest region showed a decrease of 2.7% in sales, on average. From KCM (Keeping Current Matters) come the following statistic and analysis: that 13,808 houses sold nationally yesterday, that 13,808 houses will sell today, that 13,808 houses should sell tomorrow, 13,808 should sell the day after, etc.

 
With a really active market in the Charlotte metro area in December and January (209 agents in my company wrote 1,000 contracts  between January 1st and January 27th, equating to almost 5 contracts per agent), if your Charlotte area home has been on the market for at least 30-45 days without a contract you may need to be asking yourself and your agent … (15 comments)
