In spite of predictions of a significant market correction in 2022, Charlotte Region's single family luxury homes real estate market continued to "hold its own" through November 2022. Nonetheless, we saw an increasing softening in the market in November, especially with respect to closed and pending sales and a significant increase in median days on market year-over-year as well as in the months supply of inventory.

Despite predictions of a major market correction, Charlotte Region's single family luxury homes real estate market remained strong. Days on market, both average and median, were down year-over-year. Charlotte's luxury market enjoyed a solid increase in new listings year-over-year and both closed and pending sales increased in June.
Average sales prices increased year-over-year and month-over-month. Average sale prices were close to historic highs. Median home say prices were down 1.1% year-over-year and about $2,000 month-over-month. As luxury home sellers continued to see a higher (20 comments)

For homes priced above $750,000, the Charlotte region saw higher closed sales (+38.5%) and higher pending sales (+26.1%), even in the face of a 42.1% decline in inventory. This low level of inventory has not been seen in well over a decade.
