Matthews, NC Housing Market Update: June 2019Matthews housing report for June 2019. Matthews remained a seller’s market in June 2019 with the months supply of inventory at 2.1 months. Inventory was flat, but new listings were down in almost 10% in June. Lack of new listings and tight inventory contributed to decreases in closed and pending sales. Average sale prices of homes increased significantly (9.7%) year-over-year, as well as month-over-month. Median prices also increased 7.4% versus June 2018 and by approximately $30,000 month-over-month. Matthews, NC Housing Market Update: April 2019Home prices in Matthews, NC continued to increase in April 2019 with average home sale prices up 14.9% compared with April 2018. Both average and median home prices were up in April despite an increase in the days on market. Closed sales increased almost 45%, no doubt as a result of an increase of 45.8% in pending sales in March. New listings were down in April 2019.. Virtually no negotiating room for buyers on Matthews homes with sellers receiving 98.8% of asking price.

Homes were selling faster with average and median days on market decreasing compared with one year ago. February’s increase in new listings no doubt contributed to an increase of 45.8% in pending sales. New listings and inventory were down in March 2019. Virtually no negotiating room for buyers on Matthews homes with sellers receiving 99.4% of asking price.

Matthews, NC Housing Market Update: February 2019February home sales increased significantly in Matthews in February 2019 with double digit increases in both pending (+26.2%) and closed sales (+24.3%) compared with one year ago. A huge increase in new listings of 54.2% increasing inventory by 10.1% no doubt contributed to the increases in pending and closed sales. Despite the increase in new listings over the past two months and higher inventory, the months supply of homes was still low in Matthews in February at 2.1 months, keeping the 28105 zip code very much a seller’s market.
