Matthews housing market continued to see extremely low housing inventory at the start of the new year with the months supply of inventory just under one-half month at 0.4 months (down 50% year-over-year from 0.8 months in January 2021 and down from 1.7 months in January 2020). The months supply of inventory also dropped month-over-month.

As with many areas of the Charlotte Region, Matthews housing market continues to see critically low inventory with the months supply of inventory razor-thin at 0.5 months (down 75% year-over-year from 2 months year-over-year). Inventory of homes was down 71% year-over-year. New home listings increased 46.6% year-over-year. While this helped closed and pending sales, it did little to alleviate the inventory shortage in Matthews to satisfy buyer demand.

Average sale prices of homes decreased 5.1% year-over-year to $328,363, while median home sale prices increased 4.6% to $305,000 year-over-year. The decrease in average sale prices is less indicative of lower home values in Matthews than of the price mix of (31 comments)

Matthews remained a seller’s market in January 2020 with the months supply of inventory remaining razor-thin at 1.5 months (down 34.8% year-over-year from 2.3 months). Inventory was down 25.4%, as were new listings, which were down 24.7% in January versus the same month one year ago.
Average sale prices of homes decreased 27.9% year-over-year to 265,927, while median home sale prices decreased 5.2% to $270,000 year-over-year. This decrease in home prices should not be attributed to a drop in home values (16 comments)
