Matthews remained a seller’s market in November 2019 with the months supply of inventory remaining low at 1.6 months (down 23.8% year-over-year from 2.1 months). Inventory was down 14.2% despite an increase in new listings of 8.6% in December.
 
Average sale prices of homes increased 4.9% year-over-year to $331,851, while median home sale prices increased 10.7% to $289,000  year-over-year.

Inventory was down 15.8% despite an increase in new listings of 56.8% in November.
Average sale prices of homes increased 0.2% year-over-year to $295,361, while median home sale prices increased 2.8% to $280,500  year-over-year.

Matthews (28105 zip code) real estate report/snapshot for October 2019. Matthews remained a seller’s market in October 2019 with the months supply of inventory remaining low at 2 months (down 20% year-over-year). Inventory was down 17.4% despite an increase in new listings of 28.4% in October.
Average sale prices of homes increased 5.7% year-over-year. Average days on market were flat at 38 days in October 2019 versus October 2018, while median days dropped by 4 days to just 12 days. Matthews homes continue to sell quickly.

July 2019Matthews (28105 zip code) real estate report/snapshot for July 2019. Matthews remained a seller’s market in July 2019 with the months supply of inventory remaining low at 2.3 months. (A balanced market would have 4 to 6 months of inventory.)
Inventory was up slightly by 2.3%. However, new listings increased 13.2% in July, no doubt contributing to the increases we saw in closed and pending sales and reversing the trend of the prior month of June when both closed and pending sales were down year-over-year.
