As a result closed sales, inventory of homes, days on market, months supply of homes were all down and home prices were up. The bright spot was an increase in pending sales despite pandemic restrictions.

The Indian Land housing market remains a seller's market with just 3.3 months supply of inventory overall, but with only a 2.4 months supply of resale homes. New listings dropped 19.5% in August 2019. Average sale prices in August 2019 increased 1.3%. While statistically The Retreat at Rayfield home list prices and sale prices are down, it should not be assumed that homes in the community are decreasing in value. This is still predominantly a new construction comunity with sale and list prices more reflective of the mix of properties available for sale, as well as the number of inventory homes available for sale. Lennar and Taylor Morrison are the two builders in The Retreat at Rayfield. Taylor Morrison homes, on average, sell for $100,000+ more than Lennar homes. More higher priced (8 comments)
The Indian Land housing market remained a seller’s market in June 2019 with just 3.1 months supply of inventory overall, but with only 2.1 months supply of resale homes. While new listings increased 4%, most of the increase was from new construction. Moreover, resale home inventory dropped 28.7% in June versus the same month one year ago, while new construction inventory increased 127.9%. Average sale prices in June were relatively flat, while the median sale price of Indian Land homes increased 6.8% in June 2019, with new construction homes selling at about $40,000 more on average (18 comments)

Both the average and median sale prices of Indian Land homes increased in May 2019, with new construction homes selling at about $20,000 more, on average, than resale homes.
