Matthews homes sales were significantly impacted in April 2020 by the Mecklenburg County corona virus restrictions, which prohibited ALL in-person home showings in Matthews for about five weeks. As a result, closed and pending sales, new listings, inventory, months supply of homes, days on market all dropped compared with April 2019. Given the lack of inventory, no surprise that median home sale prices increased almost 11% and the median sale to listing price ratio was 100%.

Matthews remained a seller’s market in July 2019 with the months supply of inventory remaining low at 2.3 months. (A balanced market would have 4 to 6 months of inventory.) Inventory was up slightly by 2.3%. However, new listings increased 13.2% in July, no doubt contributing to the increases we saw in closed and pending sales and reversing the trend of the prior month of June when both closed and pending sales were down year-over-year. Closed sales were down substantially in August, primarily attributable to lower inventory despite an increase in new listings during the month.
