When my buyer (and most other buyers) attend a home inspection on the home they are purchasing they prefer that the seller and listing agent are not present. The buyer, the buyer’s agent and the inspector need to be able to discuss the findings and talk about possible resolutions without being interrupted by the seller or their agent.
If the listing agent needs or wants to attend the inspection they should make that known prior to and not just show up to watch, take notes or to see if any questions need to be answered during the inspection.

Should the buyer attend the entire home inspection? Is it in their best interest to be there throughout the entire process?
I say no. Let me explain why...
The photo to the left is from an actual inspection report. The man holding his arms up with the camera is the home inspector and the lady standing one foot away is the buyer. She shadowed him throughout the entire inspection asking questions, opening doors and at one point reached for his flash light!

home inspections: 3 Clauses I'd Like To Add To Our Contracts... - 05/24/12 03:34 AM
 
On our contracts we have an area referenced as Special Provisions. We're only allowed to add factual statements that are approved by our Broker.
 
But there are times I wish I could add the following:
 
1. Seller to not be present during home inspections.

The man in this picture is the home inspector. The woman standing inches away shadowing his every move is the home seller.
 
2. Buyer to perform appraisal with 18 days of the execution of the contract.
