So a New Year begins! Do I sound cruel by wishing more Realtors get out of the business? Why do I ponder how many agents that pretend to have teams, have part time jobs and can't return any phone calls, yet alone negotiate on behalf of their client remain in business.

Times certainly have changed when a consumer can shop in their pajamas for a home. Click on the home and get assigned to any realtor. Most likely one that will answer their phone after they get home from their 9-5 job, jumping for joy to get that second real estate lead of the year.
Next step schedule a showing, agent writes up an offer. Buyer goes to joe Shmo mortgage company for a prequal. Home inspection time! I have listed many short sales in the last several years and 95 percent have successfully closed. I can't stress enough how important it is to use the right attorney. Since there usually is no cost to the seller, it only makes sense to use the best.
So why am I frustrated? Because I won't show my buyers certain short sales that are listed with certain attorneys. The reason is that some of these attorneys got into this as a new venture seeing $$$$ signs and are not involved in negotiating with the banks or training their $8.00 an hour … (0 comments)

It is not 2006, obviously but hiring the right Realtor is so important. 573 Clem's Run was listedat the right price, showed well, had three showings and multiple offers. The same goes for the last 20 homes I recently listed and settled. I had also sold the home next Door in under 62 days. I am not the Realtor that asks the seller what they think about price, since I am the trained professional That they hired for my expertise. 18 Fieldcrest in Westampton settled for $245,000. This home was listed for 2 years with another Real Estate Firm, and I had it just 20 days. Listing price was $249,000. Yes the sellers were absolutely thrilled!
56 E. Maple Ave, Blackwood settled for $124,900. Asking price was $122,900. This was sold in less then 30 days on the market.
