So a New Year begins!  Do I sound cruel by wishing more Realtors get out of the business?  Why do I ponder how many agents that pretend to have teams, have part time jobs and can't return any phone calls, yet alone negotiate on behalf of their client remain in business.

Times certainly have changed when a consumer can shop in their pajamas for a home. Click on the home and get assigned to any realtor. Most likely one that will answer their phone after they get home from their 9-5 job, jumping for joy to get that second real estate lead of the year. 
Next step schedule a showing, agent writes up an offer. Buyer goes to joe Shmo mortgage company for a prequal. I have listed many short sales in the last several years and 95 percent have successfully closed. I can't stress enough how important it is to use the right attorney.   Since there usually is no cost to the seller, it only makes sense to use the best. 
 So why am I frustrated?  Because I won't show my buyers certain short sales that are listed with certain attorneys.
