The market is definitely busy!  I see buyers losing their dream homes because they don't get a detailed preapproval entailing the loan officer to view pays tubs and tax returns in addition to the credit report. 
There are changes in self employed qualifications and a good loan officer will also let the realtor and purchaser know what property taxes they need to look at. That difference of $1,000 in taxes could change a purchase price by many thousands of dollars. 
I also see people shopping for homes that have not even put their home on the market.

I have listed many short sales in the last several years and 95 percent have successfully closed. I can't stress enough how important it is to use the right attorney.   Since there usually is no cost to the seller, it only makes sense to use the best. 
 So why am I frustrated?  Because I won't show my buyers certain short sales that are listed with certain attorneys.
