I have listed many short sales in the last several years and 95 percent have successfully closed. I can't stress enough how important it is to use the right attorney.   Since there usually is no cost to the seller, it only makes sense to use the best. 
 So why am I frustrated?  Because I won't show my buyers certain short sales that are listed with certain attorneys. I settled three of my listings and one new buyer purchased a home!
18 Fieldcrest in Westampton settled for $245,000.  This home was listed for 2 years with another Real Estate Firm, and I had it just 20 days.  Listing price was $249,000.  Yes the sellers were absolutely thrilled!
56 E. Maple Ave, Blackwood settled for $124,900.  Asking price was $122,900.  This was sold in less then 30 days on the market.

As an experience full time Realtor, now entering into the new phase of our primary business of short sales, I talk to many agents that handle their own.  Most very successful at it, but is it worth your precious time? 
I don't think so!  Yes I have used 3 different Short Sale Attorney's local to my area, some too busy to handle in a prompt manner.  That is then the time to find the young, new aggressive attorney on the block that I have recently found!

The 1st point I must make is, do not hire a Realtor who works another job to supplement their income! Would you use a doctor or attorney that needed a part time job? I wouldn't.
