Across Marco Island, May 2013 saw another stellar month for sales, the second strongest month of sales since the start of 2005.   Interestingly, this positive change in closed sales has also transformed the inventory base.  For example, Madeira has gone from 12 units for sale to only 2!   This can only mean further positive news to pricing in the newest, luxury, beachfront condominium on Marco Island.

The cold weather coupled with the stronger economy, low interest rates, and pent up demand, has provided a backdrop of increased activity and buyer interest in the local real estate market.From November 2009 to April 2010, Marco Island experienced a surge in activity with the strongest sales reported in 5 years.  After April 2010, our local economy and real estate market suffered from the the oil crisis.   Recent reports, specificially December 2010, show we are back on track with positive sales trends.

Short sales and foreclosures on the water on Marco Island have dropped significantly over the past year.  When first reporting these figures, we were looking at over 100 properties in this category.  This number has dwindled and the availability of product under $500,000 is extremely limited now, as referenced below. 
For the first quarter of 2010, Marco Island has experienced dramatic growth in pending and closed sales - closed sales increased 57% and pending sales increased 21% over the previous year.
