Optimism in the real estate market is showing up at all price points. It is exciting to report that sales for the last 4.5 months in Cape Marco and Madeira exceed the sales for the first 10 months of 2010.

How will the volatility of the stock market impact our local real estate market?  Let's hope it only improves the positive indicators found below:
27% increase in sales for the last five months (year over year comparison - 1/1 to 10/6). Pending sales for September 2008 are almost double September 2007. 33% increase in beach front condominium sales (year over year comparison - 1/1 to 10/6).  Below are the 2008 sales for Cape Marco and Madeira

Market improvement has been reported on a local and state-wide level in recent months. For Marco Island, May showed a spike many Realtors have anticipated since late fall.
With 98 closed sales in May 2008, this represented a jump of significant proportion over the previous month by 66 percent. As indicated on the accompanying chart, the sales levels are consistent with May 2005. The high-end condo, beachfront market continues to show signs of movement in the mid-summer market, a traditionally slower selling season.  The high-end, beachfront condo market experienced a surge in activity at the end of season and post-Easter.  We continue to see some activity in the high-end condo market with the recent addition of a pending sale in Cozumel.

The high-end market continues to pick up steam in the post-Easter buying season.  In the past week, we have seen three high-end properties go pending, one in Madeira and two in Vera Cruz.  Showings continue to occur in this traditionally slow season with foreign and domestic buyers returning for post-season purchases.

Vera Cruz has four pending sales at this time and five closed sales since October 1, 2006.
Only one "04" stack condo remains on the market, Madeira #1504.
