Chicago Illinois and suburbs foreclosures are down almost 40% from a year ago. This is Cook County which is the city of Chicago and many of the suburbs. The news is welcomed and maybe a sign that the real estate market is on the rebound. In the first 3 months of 2013 11,955 homes got a foreclosure notice because they were months behind on mortgage payments. Koko Taylor was the pride of Chicago. She was known as the Queen of the Blues worldwide, a fantastic and exciting singer. Koko lived from September 28, 1928 to June 3, 2009. She was loved all over the world and one of my favorite Blues artists. Her passing was a huge loss to Chicago and the Blues community. RIP Cora Walton AKA Koko Taylor. She moved to Chicago Illinois in 1952 with her husband Robert "Pops" Taylor and started singing in Chicago Blues clubs and gained the nick name Koko for a great love of chocolate. In all the North Shore towns, it is pretty reliably a strong “sellers” market (where sales for the last six months outnumber active listings) for the price ranges under $1,000,000. Evanston, Wilmette, Winnetka, Glencoe and Glenview, however, remain strong in the $1,000,000-$1,499,000 range. U.S. District Court Judge Thomas Durkin is quoted as saying that City of Chicago cannot enforce its vacant buildings ordinance against mortgage lenders which have loans backed by Fannie Mae and Freddie Mac. In 2011 Fannie and Freddie sued the city of Chicago to stop enforcing the ordinance until the foreclosure process has been completed. In Evanston Illinois the closed sales has just about passed that of 2008 when the real estate market really dropped off. In the last 3 years September 2010 through the end of August 2011 there were 710 closed sales, the next year 811 and this year 1018. Finally I asked a man standing around drinking coffee and was told that a new TV show called Betrayal is being filmed all around Evanston. I saw many trailers at the Beach, downtown and along Sheridan Rd which in very near the lake front. In Evanston Illinois the amount of homes and condos left on the market has dramatically gone down in the last 3 years. The graphs I am going to show you are an example of low inventory. Why are there fewer homes on the market? The reason is demand. People are buying homes and condos that are presented and priced correctly immediately. In the period from September 2010 through August 2011, 704 properties were sitting on the market as active listings for sale.
