Wow!  How long has it been?
We put a new listing on the market last Monday and sold it Wednesday here in Pleasant Hill, CA, 35 miles inland from San Francisco, CA.  Pleasant Hill is a nice suburban town of about 30,000 primarily built up from farms to residential homes after World War II, with many neighborhoods built in the late 40's, mid 50's on into the 60's, 70's and 80's.  There are a few newer, upscale neighborhoods but the town is primarily older home stock, very well maintained, and an affordable closer in, Bay Area town.

While we specialize in selling homes in Pleasant Hill, CA our second home allows us time to hang out at beautiful Lake Tahoe, just over the California border in Incline Village, NV.  Here are two photos taken this week: one of the beautiful Aspen trees color and the other of Lake Tahoe itself.  While it does not show the blue of the lake it definitely shows the weather that day.  Is snowed off and on this week but most melted after warmer afternoons.  Rain here in the San Francisco Bay Area this past month is 200% of normal and very welcome … (1 comments)

Folks who live along the coast know June gloom means lots of foggy, overcast days.  Well, our real estate market is showing signs of gloom too as inventory increases and days on market do too.  Pricing a house correctly is ever more important.  If the house is beautiful and updated the price should reflect it and it will sell quickly.  Not over priced, just correctly priced.  If the house has any issues: outdated, obsolete floor plan, poor location?  Discount the price accordingly.  Buyer's are pickier and pickier and righfully so!  They have that much more to chose from and with interest rates creeping … (2 comments)

It is almost the end of April, 2007, and as predicted our inventory is increasing, creeping up to over 90 single family homes for sale when just two weeks ago it was in the low 70's.  I am happy to report single family homes in Pleasant Hill sell nicely if priced well, located well, staged, and desirable.  Average market time is in the 2-3 week time frame for houses that are priced right.  If the seller is unrealistic?  The house can stay on the market for months and months!

Sketchy; that is the word!
Some houses sell in a week or two for full, or close to full price!  A few have been bid up.  If it is turn key, gorgeous both in and out, in a great, desirable location?  Many want it!
There are still plenty of buyer's out there.  Our listings get shown 2-5 times per week whether they are starter or move-up homes.  But to sell?  Price them right!  Buyer's are cautious, savvy and not interested in a bidding war (except for that occasional perfect home.)
