pleasant hill: The Luck O' The Irish - 12/12/08 11:47 AM
This year, a trip to Ireland to visit family was purposely scheduled during "down time", Thanksgiving week, a week when most folks are concentrating on family and dinner preparations. We had our assistant put a new listing on the market that Monday while we were gone, assuming it would take at least a few weeks to sell in the current market conditions. We admit our seller did everything right; he priced it where we recommended, $399,000, he put in new attractive frieze carpet and painted the interior a fashionable taupe with white trim, new neutral tone linoleum in the kitchen, and … (2 comments)

pleasant hill: Pleasant Hill, CA gorgeous new listing! - 06/01/08 08:38 AM
In the town of Pleasant Hill is a neighborhood with an ambience so many crave; it is known far and wide as Poet's Corner. Why? Because many of the streets are named for famous poets of yesteryear. Known for charming late '40's moderate homes that have been expanded into rambling ranchers on large, level lots and tree lined streets, homes in this enclave often sell for tops dollar. Reminscent of simpler times, of growing up when Father Knows Best was a hit show, when post war young families moved to the suburbs and began families, the mid-century neighborhood still evokes feelings … (0 comments)

pleasant hill: Has the Spring Market Arrived? - 03/30/08 04:15 PM

Wow!  How long has it been?
We put a new listing on the market last Monday and sold it Wednesday here in Pleasant Hill, CA, 35 miles inland from San Francisco, CA.  Pleasant Hill is a nice suburban town of about 30,000 primarily built up from farms to residential homes after World War II, with many neighborhoods built in the late 40's, mid 50's on into the 60's, 70's and 80's.  There are a few newer, upscale neighborhoods but the town is primarily older home stock, very well maintained, and an affordable closer in, Bay Area town.
At the height of the market … (1 comments)

pleasant hill: Normal Spring Real Estate Market? - 03/09/08 08:56 AM
March is well upon us. Daffodils are blooming, fields of mustard provide color in the country, and the question is will the real estate market bloom as well?Reporting from the trenches in Pleasant Hill, California I have observed sales have picked up. Buyer's are bargain hunting and finding some really, really good deals out there! One man's loss is another man's gain; a truism today. One person loses the house to foreclosure and the bank DUMPS the price to get it sold! No emotions; it is all about getting that home out of their inventory. And good deals abound in those … (1 comments)

pleasant hill: Walnut Creek, California Restaurant Review - 02/27/08 01:39 AM
Walnut Creek Restaurant Review My two friends and I are on the search for the BEST restaurant. Planning to create our own Top 100 Restaurants here in our San Francisco East Bay with a focus on the East Bay, more specifically central Contra Costa County, we have visited yet another well thought of Walnut Creek dining establishment, San Franciscan, on North Main Street across from Prima and Stadium Pub.Impressed by the busyness of the restaurant on a Tuesday night, we surely did not enjoy the large group enjoying cocktails, standing about in half the dining room adjoining our table, chatting heartily … (0 comments)

pleasant hill: Fall Photos Lake Tahoe California and Nevada - 10/21/07 11:44 AM
While we specialize in selling homes in Pleasant Hill, CA our second home allows us time to hang out at beautiful Lake Tahoe, just over the California border in Incline Village, NV.  Here are two photos taken this week: one of the beautiful Aspen trees color and the other of Lake Tahoe itself.  While it does not show the blue of the lake it definitely shows the weather that day.  Is snowed off and on this week but most melted after warmer afternoons.  Rain here in the San Francisco Bay Area this past month is 200% of normal and very welcome … (1 comments)

pleasant hill: June Gloom? - 06/11/07 12:24 PM
Folks who live along the coast know June gloom means lots of foggy, overcast days.  Well, our real estate market is showing signs of gloom too as inventory increases and days on market do too.  Pricing a house correctly is ever more important.  If the house is beautiful and updated the price should reflect it and it will sell quickly.  Not over priced, just correctly priced.  If the house has any issues: outdated, obsolete floor plan, poor location?  Discount the price accordingly.  Buyer's are pickier and pickier and righfully so!  They have that much more to chose from and with interest rates creeping … (2 comments)

pleasant hill: Pleasant Hill California, Residential Real Estate updates - 04/27/07 09:41 AM
It is almost the end of April, 2007, and as predicted our inventory is increasing, creeping up to over 90 single family homes for sale when just two weeks ago it was in the low 70's.  I am happy to report single family homes in Pleasant Hill sell nicely if priced well, located well, staged, and desirable.  Average market time is in the 2-3 week time frame for houses that are priced right.  If the seller is unrealistic?  The house can stay on the market for months and months!
For once our lower priced inventory is building faster than higher priced.  … (0 comments)

pleasant hill: Markte Update: Pleasant Hill in Northern California: April 1, 2007 - 04/01/07 06:24 AM
Sketchy; that is the word!
Some houses sell in a week or two for full, or close to full price!  A few have been bid up.  If it is turn key, gorgeous both in and out, in a great, desirable location?  Many want it!
There are still plenty of buyer's out there.  Our listings get shown 2-5 times per week whether they are starter or move-up homes.  But to sell?  Price them right!  Buyer's are cautious, savvy and not interested in a bidding war (except for that occasional perfect home.)
Nearby, the towns of Lafayette and Orinda are still pretty strongly seller's markets.  We … (1 comments)
