Clients frequently ask me, "What would you buy, Norma?"  so here goes:
$100,000 Budget: A rental single family house within a two-hour drive.
$250,000 Budget:  A second home in the mountains or desert--prices are down and deals abound.
$500,000 Budget:  A four-plex with positive cash flow in an up and coming area.
$1,000,000 Budget: A fixer single family home with a killer view.
If I won the lottery:  Forget the fixer, I'd go for unforgettable view and one-of-a-kind architecture.

On Tuesday mornings I leave my heels in the closet and slip on a comfortable pair of flats before I embark upon a mad dash around the Palos Verdes Peninsula to preview new listings.  After a three hour marathon of house hunting I return to the office anxious to phone clients with potential property matches. 
I award one property "Best of the Day" and a few others receive less desirable recognition, such as "Most Overpriced" and other notes jotted down as I race around The Hill in search of a newly unveiled jewel.

How will I know when we hit the bottom?  That was my client's question as he mulled over the pros and cons of submitting an offer.  You won't, was my response.
It will take months for the numbers to be totaled, tallied and analyzed. Graphs and charts will pinpoint the low by the year, month, and probably the day, it occurred.  Meanwhile the home that was perfect for his family, his commute and within walking distance to the elementary school for his children will house another family.
