The Palos Verdes luxury home market closed out 2017 with 51 sales of homes priced at or above $3,000,000.  Thirty of the luxury home sales are located in Palos Verdes Estates. Rancho Palos Verdes recorded twelve sales, and Rolling Hills had nine luxury homes sales in the $3,000,000 and up price range.
There are currently 35 Palos Verdes luxury homes for sale on the entire Palos Verdes Peninsula, and six Palos Verdes residences priced over $3 mm are in escrow with accepted offers.

Sometimes it's best to shed the raincoat and enjoy the rain or morning mist as was the case when my sister and I visited Victoria Falls earlier this year.  While some people opted to take a few photos and take a shortcut, we hiked to the end of the trail sans the complimentary raincoat.  Did we get wet?  You bet. Will we ever forget the experience of water roaring, mist falling and yes, even the rainbow?  Not a chance.

Wow! I can't believe I just typed "November" as the title month of this blog post.  2013 blew into town on a real estate wave and took us all for a wild and woolly ride throughout the entire year.  I've never been a part of so many multiple offers in my 20+ years in real estate industry.

Interest in Palos Verdes properties is picking up.  Last week Norma Toering & Team opened escrow on a Redondo Beach property.  Next week we will close escrow on a Redondo Beach condo.  The weekend found us busy showing Palos Verdes and Torrance properties.  Today there was a mad dash to Long Beach to drop off keys to an upcoming listing and then off to show a view home in Rancho Palos Verdes.  We have the South Bay area of Southern California covered!

I have to go way back in my memory bank to remember when I sold a property on a dark and dreary day.  Sunshine really is my secret selling weapon!  I admit we Californians are spoiled when it comes weather--we expect lots of sunshine accompanied by balmy temperatures.  Showing property in the rain is a foreign concept in this southern region of the Golden State.  We like our houses illuminated by the natural glow of the sun.

Real estate is complicated.  The time required to nurture a new relationship to past client status can take years.  Yes, I said years.  A tumultuous housing market and an unsteady economy add to seller uncertainties and buyers' hesitation to take the purchase plunge.  What's a real estate agent to do in this situation?  Give what you would like to receive if the tables were turned.

The current real estate market is a bit puzzling.  Some new listings grow old and stale waiting for the right buyer to come along.  Other new listings are sold in a multiple offer feeding frenzy.  If the price is not way out of line, and the conditions are similar then why is one seller able to attract many buyers and the other seller is left with none?

The move-up buyers are dipping their toes in the spring market waters.  The familiar question of which action to take first is often the first major decision the dual client (one who is both a buyer and a seller) must make  There are pros and cons to both actions, both dependent upon the successful execution of the other.

Frustration can be a expensive thing.  The simmering cauldron of frustrations and delays involved in a real estate transaction can erupt into words and actions not in the best interest of closing the transaction.  It is better to win the war and lose a battle or two than win the battle but lose the war house.
