I previewed four Palos Verdes Peninsula luxury homes yesterday.  The price of the homes ranged from $2,400,000 to $3,800,000 and I noticed several common threads connecting the amenities offered in the luxury properties:
1)  Outdoor Living Areas - Complete with pools, spas, cabanas, seating area focused around fireplace or fire-pit and a high quality outdoor kitchen.  This is Southern California and outdoor living is a year-round possibility.
 
2) Oversize Gourmet Kitchen - With top of the line energy efficient appliances, walk-in pantry, large center island, causal dining area and seating for guests who enjoy congregating in the kitchen to watch (or … (0 comments)

palos verdes high end homes: Rolling Hills CA High-end Home Sales on the Palos Verdes Peninsula - 11/14/09 04:34 AM
A remodeled home in Rolling Hills hit the market a few days ago and the list price is under $1.3M.  I saw the property when it was listed at a higher price.  It's not perfect, but hey, it is Rolling Hills, the gated city at the top of the Palos Verdes Peninsula. Buyers, that is a deal based on location alone!   The median price of homes in Rolling Hills is over $2M.

Throughout 2008 that was one of the most common questions I encountered from prospective buyers and sellers.  It was on the minds of consumers wanting to sell and consumers wanting to buy.
The general answer is inventory is up, but not alarmingly so.  Prices are down, but not alarmingly so.
The specific answer is 60 homes priced over $2,000,000 sold in Palos Verdes in 2008 year to date. 
 In 2007 101 homes sold in the same price range. 
 103 homes sold in 2006 in the same category. 
 2005 saw 112 sales in the $2,000,000 and up price range.
