sellers: 3 Ways to Close the Gap Between Sellers and Buyers
- 04/22/09 02:56 AM
Negotiating the real estate dance requires a bit more finesse these days. There are new steps, extra twists and turns, and wide gaps between what a seller wants and what a buyer is willing to pay. What's the best way to bring these opposing partners together? 1. Education: Begin early and make it a continuous process. Show sellers the competition. Provide pending and sale information in their neighborhood the day it happens. Anchor them in the reality of the real estate market. Ditto for buyers. 2. Communication: Tell them what they need to know before they need the information. A buyer who (3 comments)

Yes, I know every news story talks about the Buyers' Market, but in these neighborhoods the buyer is not holding all the cards! Absorption rate is increasing and inventory is shrinking---classics signs of a Sellers' Market. Yes, you heard that right! See the statistics below for the month of February 2009. My ten year old granddaughter is running for student council president of Vista Grande Elementary School in Rancho Palos Verdes. My conversation with my daughter was cut short tonight because she needed to listen to the candidate's speech. Life really is about priorities and I often learn wonderful life lessons from my children, and now their children. See, the first time my granddaughter ran for office, she lost--by only a few votes, but someone else got the job, the honor and the win. The principal gave the results to the candidates and she related my daughter's daughter lost by the slimmest of margins, but she immediately (11 comments)
It's a wonderful feeling when a property closes escrow and everyone walks away feeling like a winner. It's really quite an accomplishment when you consider how many people and variables must come together before a legal change of ownership can occur.
If one piece of the puzzle is missing, neglected or ignored the transaction may be doomed. If a material fact regarding the property is not disclosed, a legal letter may find its way to your mailbox at some future date. Full disclosure will help you avoid the headache of dealing with problems after the property is sold. It is important to begin (4 comments)

You're ready to sell your home, but the market is heading south with no signs of an imminent turnaround. What's a Seller to do?1. Prepare your property and yourself. If it's been several years or decades since you moved, one of the most profitable things you can do is revisit your property with the eyes of a buyer. Take notes, this is important and can put thousands of dollars in your pocket.
Once the decision to move is (15 comments)
sellers: Your House Did Not Sell. Now What?
- 07/18/08 10:41 AM
Your property was prepared for sale. You painted, packed away box after box of personal photos and your children's treasures. You even spruced up the landscape with new sod and flats of flowers. The trees were trimmed and the hardwood floors gleamed. The location is choice. The neighborhood is picturesque and the neighbors are quiet. It was debut ready and then some!
You selected your agent with the greatest of care. Your home was listed with the appropriate fanfare, and agents and buyers paraded through it. You made it easy to show and a (12 comments)
sellers: Rolling Hills, California Real Estate Sales 2002-2007 YTD

In preparation for an upcoming listing appointment, I'm delving into the statistical archives of sales in the gated community of Rolling Hills. The little gated city is nonpareil in the greater Los Angeles area. There are miles of riding and hiking trails, ocean and city views, gorgeous equestrian estates and lots begin at one acre and go up. Price is not the issue; sales volume is. While prices continue upward, sales have slowed dramatically. Rolling Hills sales 2002 - 2007 (as of 12/13/2007): 2002: 32 Closed Sales 2003: 24 Closed Sales 2004: 25 Closed Sales 2005: 24 Closed Sales 2006: 20 Closed Sales 2007: 16 Closed Sales 2007 sales are down 50% compared to 2002 (2 comments)
