homes in tyler: I'll do what the administration won't! - 07/20/09 09:26 AM
Most of you have read my post on fixing the Real Estate industry.
Please see:
Here are a few more Ideas to help the country.
•·        Build 150 new power plants in the USA. 30 In California alone. The cost should be in the neighborhood of 200 billion. Then assign these power plants to power companies with a payback out of usage to the American People. Environmentalists can go swimming in the pacific as no construction will be halted for any reason. This is a State emergency and should be done and done now.

homes in tyler: TARP IS A TRAP!!! - 07/20/09 08:21 AM

Now estimates put our exposure at 23.7 Trillion dollars. Yet homes prices continue to plunge and the administration continues to blame and over commit.
Tarp in its present form will put all income under the 100% control of a centralized, socialized government.
The latest from fox news:

The total price tag for federal support stemming from the financial crisis could reach $23.7 trillion in the long run, the government's top bailout watchdog says in a new report to Congress.
Neil Barofsky, the inspector general for the Troubled Asset Relief Program, plans … (4 comments)

homes in tyler: We know who to blame!! - 07/20/09 06:22 AM
"I'm asking for all of them to identify at least $100 million in additional cuts to their administrative budgets, separate and apart from the work that [Office of Management and Budget Director] Peter Orszag and the rest of our team are doing, to go line by line with the budget and identify programmatic cuts that need to be made," the President said at his first cabinet meeting on April 20.
In a background document released that day, the White House said the president "will challenge his cabinet to cut a collective 100 million dollars in the next 90 days. Agencies will … (4 comments)

homes in tyler: Another excuse! - 07/19/09 04:42 AM
No we hear that the states hit the hardest are receiving less stimulus than states that were affected much less.
Guess what? The administration is blaming congress. I wonder if the Obama folks will ever take blame for anything? I doubt it.
The stimulus bill "includes help for those hardest hit by our economic crisis," President Obama promised when he signed the bill into law on Feb. 17. "As a whole, this plan will help poor and working Americans." States with higher bankruptcy rates got a lot less, not more, money -- roughly $86 less per person for each percentage point … (11 comments)

homes in tyler: Always remember - 07/18/09 03:12 PM
"Winners and Losers are pre-determined but only the Winner knows it."
Determine exactly what you want or need and then set out to get it. Yes the road will curve or fork or even be blocked at times but always move forward. Go thru, around, over or whatever you need to do to stay on course. All successful people have one thing in common. Failure is never considered. They only see the success that will be theirs down the road.

homes in tyler: Yeah for the old FARTS..... - 07/17/09 08:08 AM
Tom Watson is atop the leader board at the British open and I for one, love it. Now, don't miss understand, I don't think he will win it, but I can dream. If any of the old fellows has a chance, it would have to be Tom. He plays well at the Open and is loved by the locals.
So, here's to Tom Watson, may your old legs carry you to victory and history.
Thanks for the memories, Tom.

homes in tyler: We are under attack!! - 07/16/09 05:57 AM
Active Rain is getting spammed to death today. I hate to set things on private, but someone needs to find these idiots and exterminate them.
They are unwelcome and need to be dealt with in a very public and violent way. Every couple of minutes they tag another post.
It is plain and simple terrorism.
Just mad thanks for listening.

homes in tyler: CHARGE!!!!!!! - 07/16/09 05:49 AM
Every day in life we make thousands of decisions without so much as a thought. Yet, when faced with perceived pressure some people tend to lock up or get frustrated or frozen so to speak. I will be honest with you about something. It never happens to me, ever. Know why? Well I live by the axiom that "they can kill me, but they can't eat me!" I know that the world and people can be cruel at times but I choose to ignore those that would do me or my family harm. If "they" then choose to bring the battle … (1 comments)

homes in tyler: fraud - 07/14/09 05:07 AM
fraud  (frôd)
1. A deception deliberately practiced in order to secure unfair or unlawful gain.
2. A piece of trickery; a trick.
a. One that defrauds; a cheat.
b. One who assumes a false pose; an impostor.
After seeing what is going on in the appraisal and lending part of the Real Estate industry right now, I thought about looking up this word.
I wonder if using bad comps in the same neighborhood that are foreclosures and do not represent the home being appraised fits the first definition. Looks like it to me. If appraisers … (5 comments)

homes in tyler: Local seems to be working. - 07/13/09 06:01 AM
The market seems to be heating up, along with the temperature here in East Texas. We are beginning to see more buyers in the market. The problem remains, loan underwriting and appraisals. We have inventory and we have buyers, the government says we have money. We are having a hell of a time getting money in the hands of buyers. More and more it seems like loan underwriters are trying to decline a loan instead of approve it. In the Tyler area of east Texas we are turning to local lenders and having better results.
The big fellows that have dominated the … (2 comments)

homes in tyler: The Garbage Truck Law - 07/10/09 02:04 PM
One day I hopped in a taxi and we took off for the airport . We were driving in the right lane when suddenly a black car jumped out of a parking space right in front of us. My taxi driver slammed on his breaks, skidded, and missed the other car by just inches! The driver of the other car whipped his head around and started yelling at us. My taxi driver just smiled and waved at the guy. And I mean, he was really friendly. So I asked, 'Why did you just do that? This guy almost ruined … (11 comments)

homes in tyler: Try it, you will like it. - 07/10/09 01:28 PM
When you become a more positive person with the correct core beliefs, success will be measured in more ways than you ever imagined. Yes, there will be financial rewards, but as you grow they will seem more and more insignificant. At the very point that you realize that you're growing in more ways than just financial, you will actually grow "more" financially than you ever thought possible.
You will begin to visualize the things you want or need and set about doing the things that bring them into your life, unconsciously. Nothing will seem like work, for you have now … (2 comments)

"If your actions inspire others to dream more, learn more, do more and become more, you are a leader". John Quincy Adams
What do your actions tell other people about you? Are you confident and approachable or maybe cocky and arrogant?  Trust me, there is fine line between the two and I have been on both sides. You always want to be confident and approachable in your business dealings with customers and other agents alike. As you become more successful you will struggle with this more than anything else. I find the best way for me to deal with not getting … (3 comments)

homes in tyler: Billions of dollars left - 07/10/09 02:49 AM
The U.S. government has tens of billions of dollars left in the eye-popping $700 billion bank bailout fund created last year, prompting a debate in Congress over what to do with it.
The Government Accountability Office, the nonpartisan investigative arm of Congress, estimated on Thursday that the government has about $328 billion left in the fund that has not been spent or legally committed.

homes in tyler: I LOVE IT!! - 07/09/09 08:59 AM
I have been in Tyler, Texas for about 3 months now and I can only say one thing.
Our Market Center is growing and the agents in Tyler are really beginning to grasp the concept of what we are trying to do. I wondered about the homes in Tyler when I came here and to my surprise, the market is actually very strong. Oh, you have the agents in town that think the customer works for them, but that's everywhere. As a whole Real Estate agents in Tyler want to learn how to deal with a shifting … (3 comments)

Definitions in the new world of Real Estate.
•·        Equity: The first thing an appraiser DEDUCTS from the price of a home.
•·        Pre-Approval: A piece of paper furnished by the toilet paper (AKA lender) company in an effort to prove one's ability to buy. Also see comic relief.
•·        Closing Date: A date that means nothing and is continually adjusted to accommodate a lenders underwriter, who is trying to figure out how to reject the buyer's loan 15 minutes before said closing date.
•·        Earnest money: Something to fight over, when lender changes rules and contract falls apart, after … (4 comments)
