np dodge: Deployed Military Receive a One Year Extension for Tax Credits

As we reach the deadline for the housing tax credits this week (Friday, April 30th!!!) we thought it would be wise to highlight a special group of folks that receive an extra year to take advantage of the $8,000 and $6,500 tax credit programs. All the other rules apply except the deadline to obtain an accepted offer is extended to April 30th, 2011 and the deadline to close is June 30th, 2011! The sand in the hour glass is running out! The two home buyer tax credit programs are due to expire shortly. Those wanting to take advantage for either of the available credit need to be under contract on the purchase before this month ends. These credits have been a great economic shot in the arm and there is still time left. Those that are under contract prior to the deadline with have two additional months to close.

At the annual NP Dodge Awards Ceremony held on Wednesday, February 24, Embassy Suites-La Vista, Mary Rosenthal was honored with the Phil Dodge Award. Each year one special agent is chosen for this coveted award for his/her commitment to customer service, professional ethics, community involvement, and as Phil Dodge himself once said, "Service over self." This is the sixth year that the Phil Dodge Award has been given to a worthy recipient. Nate Dodge was on hand to speak about Mary's accomplishments and to personally present to her an engraved plaque featuring a bronze likeness of his late grandfather, Phil Dodge. (0 comments)

Here is a thought that may blow your mind: You borrow $200,000 to buy a home today with a 5% rate on a 30 year fixed loan and the principle and interest payment would be $1,074. Take a look at the picture below and let's say you borrowed $200,000 in 1981 with the rate at that time of 16.63%, 30 year term and your principle and interest payment would be $2,791!! I just spent an hour on hold with the Internal Revenue Service to gain clarity on something and here is what I found out: Q: I'm already a homeowner. If I buy another home after Nov. 6, 2009, to use as my principal residence, do I have to sell my home to qualify for the homebuyer tax credit? A: No. If you meet all of the requirements for the credit, the law does not require you to sell or otherwise dispose of your current principal residence to qualify for a credit of up to $6,500 when you buy a replacement home to use as your principal residence. Congratulations and a huge thank you to all who participated in this year’s Rebuilding Together project on Saturday. There were more than 60 of us—old, young, teens and even a baby—who came together on a brisk, fall morning to help improve not only the home of one very needy family, but make a huge impact in their neighborhood as well. One neighbor forlornly said that now she had the worst house on the block after noticing the talents of our crew. We’ll have to keep her in mind for next year. The iPhone continues to impress and this latest roll out of the 3G Sis no exception! Below I have described a few of my favorite features and how a REALTOR® could use this phone/tool to stay a step ahead of the competition. Video: This is by far my favoritve feature! It gives you the ability to record a video, say of a property (I like to call it a 60 second commercial) and then shoot that video straight to YouTube or via email. Some 215 middle and high school students from six states plus Nebraska were at the university Sunday for the kickoff of a weeklong volunteer effort to improve homes in northeast Omaha. The Mission Omaha Foundation is working with the youths to paint, weatherproof and build decks and wheelchair ramps. The young people are from Texas, Oklahoma, Illinois, Indiana, Michigan and Colorado as well as Nebraska. The initial meeting began at noon Sunday with a barbecue. (0 comments)

NP Dodge and the marekt in general is experiencing record home sales here in Omaha Nebraska and Council Bluffs Iowa in the Price Ranges up to $175,000 which is no doubt attributed to the First-Time Homebuyer Credit.
