nic petrossi: Z-Estimate vs. Nic-Estimate - 02/05/16 03:30 AM

Here's what I think - Zillow is Huge, people want to know one thing - What is my Home Worth? Zillow is the only big website that claims to do that. But, since they are based in Seattle and don't have access to your interior and upgrades, their "Zestimates" are horrible. Trulia is a little more accurate and Redfin has the best user-friendly search tools. Want the best? I pay good money to have access to the MLS (Multiple Listing Service). People often find a home they like on Zillow and ask me to give them more detail on the property. … (0 comments)

nic petrossi: Hi-Ho, the Derry-O...the Farmer in the "Sell" - 12/05/14 06:14 AM
Why Realtors call Advertising "Farming"
Most people know that Realtors call geographical advertising "farming," but why is this an appropriate term?
#1  The Principle of Sewing and Reaping
Traditionally, farmers would sew seed in the earth.  They would usually pray, fertilize and irrigate and the seed would germinate creating wonderful wheat, barley, corn crops that would be harvested at peak season when the grain, fruit or vegetable was fully ripe.  In Real Estate, Realtors "sew" the "seed" of their advertising pieces (notepads, postcards, calendar magnets, etc.) sometimes say a prayer, and one day they receive a call or … (3 comments)

nic petrossi: Nic Petrossi Realtor Reviews for Placentia Yorba Linda Real Estate - 12/06/12 12:32 AM
Selecting the right Realtor to work with is very important. It is important to use someone who knows your particular market well, understands the comps and target market, utilizes current marketing technologies, and knows how to really market a property. My wife and I interviewed four of the top Realtors in our market, and chose Nick Petrossi. And
are we glad we did! Nic surpassed our expectations at every step in the process. We discussed our pricing strategy, marketing approach, and desired timeframe. And Nic already knew buyers that might be interested in our home, so we were not starting … (0 comments)

nic petrossi: What I've Learned from Placentia and Yorba Linda Open Houses - 08/31/12 09:15 AM
Well, let me start off by saying that I'd rather be out meeting people than couped up in an office all day typing at a computer (wait, I'm couped up typing right now : 0 )   But, what I mean is, when given the chance, I'd rather be out talking to people in person about real estate.
The Primary Purpose of an Open House is to showcase the listing, to allow prospective buyers to see the home "in person," in short - to sell the home.
However, there are some ancillary results from holding a home open, including the opportunity … (0 comments)

nic petrossi: Short Sales: A Quick Lesson (notes) - 07/15/11 08:23 AM
1)  VERY important that your Realtor requests Bank of America (or whatever bank they are dealing with) to include the following language in writing, "This will be considered a debt settled in full.  No further deficiencies will be pursued."
2)  The way to find out how many months someone is past due is to divide the total amount owed by their monthly payment.  Bank of America is not postponing foreclosures anymore if borrower is 12 months past due or more.
3)  One way to learn more about short sales is to go to Fannie Mae's website and click on "Know Your Options."

nic petrossi: Short Sales Update May 2011 Yorba Linda Placentia and Orange County - 05/02/11 08:23 AM
I attended a seminar given by Allen Sealenbinder, VP of Portfolio Rentention with Bank of America, Western Region.  This seminar was held at Black Gold Golf Course in Yorba Linda, California at the end of April, 2011.
Here are some of the bullet points from this three hour seminar:
In a short sale, cash means nothing to the bank.  The highest net is all the bank cares about.  So, buyers agents calling saying their clients' offer is cash carries no weight as it might in a regular sale. Home owners under water need to worry about more than just the 1st … (1 comments)

nic petrossi: Why You Should Buy a Home Instead of Rent - 10/15/10 04:51 AM
Well, they are buying homes, but, you would think with the interest rates being at an all-time historical low that they would be pouncing on a market in Orange County where prices have been coming down for 5 years and now is, in some cases, HALF as expensive as it was in 2005.
WHAT is going ON???  Why aren't home buyers pulling the trigger like they should be?
Interestingly, the Baby Boom generation grew up buying homes as investments.  Many Baby Boomers today have at least two homes because that generation acknowledged the potential of real estate.  Generation Y today in … (2 comments)

nic petrossi: Alta Vista South, Placentia Homes Market Update October 12, 2010 - 10/12/10 02:57 PM
Here we are at the middle of October, kicking off that fourth quarter of 2010 and nearing the busy days of Halloween, Thanksgiving and Christmas.  A lot has transpired this year in Alta Vista South with home owners seeing more short sales and foreclosures in their neighborhood than in previous years.  Certainly, the market has come down and has BEEN coming down for quite some time as evidenced by what buyers are willing to pay for a home in the high end areas of Placentia.  For example, I listed a William Lyon home at 904 Spyglass (click here for photos) that … (0 comments)

nic petrossi: Come and Get It!!! First Come, First Serve, First Time Buyer Tax Credit $10,000 - 03/30/10 02:15 PM
On Thursday, Governor Schwarzenegger signed Assembly Bill 183 which involves $200,000,000 (yes, two hundred million dollars) to be allocated for First Time Buyers to receive a tax credit for either $10,000 or 5% of the purchase price of a home (whichever is less).  The purchase must be closed between May 1, 2010 and August 1, 2011.

This tax credit incentive is only available to first time buyers (those who have not occupied a primary residence within the last 3 years).
This is more than the $8000 max tax credit that was available only up until April 30th.
Governor Schwarzenegger says … (2 comments)

nic petrossi: Is HAFA "half the" way there for Placentia real estate and Yorba Linda real estate? - 03/25/10 08:57 AM
On April 5th, a new government program will be implemented to help distressed owners stay in their homes - HAFA.   HAFA stands for Home Affordable Foreclosure Alternatives.  This plan is for homeowners who failed to qualify for HAMP (Home Affordable Modification Program) and is a new program under the Treasury-created HAMP umbrella.  (Watch a short video on HAFA at my website)
According to HAFA guidelines, distressed borrowers will be given $1,500 to be used for relocation.  This is an added incentive for the borrower to short sale their property as the program outlines that the borrower should short sale their home using … (1 comments)
